Overview. There are plenty of reasons why we love this link detached home. Beautifully presented, the space and flow throughout works really well. Internally, the sitting room is at the rear and is a good size, taking you through and into the conservatory, enabling both of these rooms to provide flexible accommodation. With the garage being attached to the home, we think that there could be possibilities to create internal access to the garage and subject to the necessary permission being granted, could be used as an additional reception room or bedroom. The kitchen overlooks the front and provides that slick and modern touch to it.
On the first floor are the three bedrooms and the family bathroom. The main bedroom is at the front, with two windows providing the westerly view and there are also built in wardrobes. Bedrooms two and three are to the rear. To the rear the garden is low maintenance; we are big fans of the decking and the outdoor lighting – prefect for those evenings to entertain in. Side access takes you to the front of the property where there is off road parking. We really like the quiet residential position, with a small play area across the road being perfect if you have young children.
The property tenure is freehold and the council tax band is D.
Location. We think the location of this home is also a real selling point. Saxby Road is quiet residential road located off Sussex Way on the Western side of Burgess Hill. There are great local facilities on hand, close by is The Meadows Surgery and a Tesco Express providing plenty of daily choice. Across the road from The Meadows is one of our favourite pubs, The Woolpack which is a great place to eat and formerly a farm, dating back to the mid 1600's. The comprehensive Triangle Leisure Centre is also on your doorstep. There are a good range of nurseries and primary schools in the town, with The Burgess Hill Academy or St Pauls Catholic College being the choice for secondary schools. The town offers two train stations within walking distance, Wivelsfield and Burgess Hill which provide an excellent choice of mainline connections to Brighton, Gatwick Airport, London Bridge and Victoria in under an hour. Sussex Way connects you to the A273 and A2300 enabling you to be on the A23 in a matter of minutes. The town offers a wide range of shops and eateries and enjoys great proximity to the open countryside.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
