A substantial detached home on a generous plot offering versatile accommodation and fabulous, far-reaching views to Dartmoor

Description

Riverside is a fine example of a substantial detached property which has been in the same ownership for nearly 50 years. Extended and improved over the years, Riverside now offers spacious, bright and versatile accommodation arranged over two floors with all of the principal rooms benefitting from stunning west facing views to Dartmoor.

The ground floor entrance hall sets the tone for what is to come and is central to the flow of the living accommodation to which it leads. The dual aspect kitchen / breakfast room is well-equipped and is clearly the heart of the home. It is integrated with a range of appliances including a double oven, gas hob, dishwasher and American style fridge/freezer whilst the adjoining utility room provides space for laundry equipment. Beyond this there is a formal dining room with French doors to the terrace.

The fabulous sitting room continues the spacious and light theme and benefits from a feature woodburner and an adjoining garden room with electronically controlled roof blinds providing an extension of the living space as well as access to the rear terrace. Beyond the living accommodation is a family shower room as well as two further rooms which can either be used as double bedrooms or further reception rooms / study or a mixture of both.

From the entrance hall, stairs rise to the first floor landing which provides ample storage. The dual aspect principal bedroom benefits from built in storage as well as an en suite shower room and stunning views to Dartmoor. There is a second, large bedroom on this floor which could also be used as the principal bedroom and benefits from air conditioning as well as French doors to a lovely, west facing balcony to maximise the wonderful views over the surrounding countryside. Beyond this, there is an additional double bedroom with built in storage, a family bathroom and a single bedroom or study / storage area.

Gardens and Grounds
Riverside sits on a generous plot with gardens and grounds on either side. As well as ample parking, there is a large, double garage with electric up and over door. A separate door leads to a first floor studio room which is the ideal space for a home office or games room.

To the south, the garden is largely laid to lawn and bordered by mature trees and shrubs while the terrace wraps around to the west providing the perfect spot for alfresco dining. Views to Dartmoor provide a wonderful backdrop whilst a gate to the side provides access to a large lawned area which could be landscaped or planted as an orchard.

Location

The quiet hamlet of Preston is located on the banks of the River Teign and comprises only a few houses and a working farm offering a rural location but within easy reach of Kingsteignton and Newton Abbot, both of which have a wide range of amenities.

The larger market town of Newton Abbot which is located between the Dartmoor National Park and the bays and beaches of the South Devon coast, offers a wide range of everyday amenities including supermarkets, a bustling shopping centre with a range of shops, restaurants, weekly markets, cafes and pubs. It also offers a mainline railway station (direct service to London Paddington commuter train 2.5hrs) and convenient road links via the A380 dual carriageway linking to the M5 at Exeter.

Shaldon and Teignmouth are both about 6 miles away and are known for their delightful beaches. The Teign Estuary offers moorings for yachts and safe dinghy sailing and boating. Backing on to Teigngrace it is an ideal location for walking, cycling and running with routes along the River Teign, the Stover Trail to Bovey Tracey and Moretonhamstead. Dartmoor is about 4 miles to the north providing outstanding walks, leisure activities and horse riding and there is sailing at Torbay, Dartmouth and Plymouth.

The cathedral city of Exeter is 15 miles away, it has excellent communication links to London, Cornwall and the Midlands, including two main line train stations and an international airport. The city centre boasts the Princesshay Shopping Centre, Guildhall Food Halls, a John Lewis department store as well as an extensive selection of independent shops and restaurants, theatres, an award winning museum and a world class university.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 19, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
