The property
Brookhill is an individual and environmentally sensitive designed home with an internal area of almost 4500 sqft. The property has been greatly improved by the current owners to create an adjoining annexe which can be used independently or incorporated within the main house depending on the requirements.

In the design of Brookhill great consideration has been given to ensuring the house is highly energy efficient. The design features include Schuco aluminium double glazed units including the bi-fold and French doors. On the roof are the thermal solar panels to help provide hot water and photo voltaic solar panels to generate electricity. There is a wet underfloor heating system on both the ground and first floor of the main house and each room can be controlled individually. There is a heat recovery air system throughout the whole house which re-circulates fresh air at low pressure through various points in the property, along with an in-built vacuum system to most rooms.

The main house has three ground-floor reception rooms with solid wood flooring, including the generous drawing room with its feature log effect gas stove and French doors opening onto the garden. There is also a fully equipped cinema room and a comfortable sitting room, while the open-plan kitchen/breakfast room has stylish fitted units, a central island, and integrated appliances, alongside space for a dining table and bi-folding doors opening to the rear garden. Additionally, the ground floor has one double bedroom, which could be used as a home office if required. The property is network cabled to the majority of the rooms with points for computers, hi-fis and has inbuilt Sonos sounds system.

A stunning glass staircase leads to the galleried first-floor landing with its glass balustrades. There are five double bedrooms on the first floor, including the luxury principal bedroom with its balcony, walk-in wardrobe and en suite shower room with his and hers vanity. Two further bedrooms are en suite, with the first floor also offering a family bathroom.

The solar panels produce 67p per KWH

The annexe
The annexe adjoins the main house, with both connecting to its entrance hallway via internal doors. There is a well-presented open-plan kitchen with dining and sitting area along with a WC. Upstairs there is a generous double bedroom with fitted wardrobes, along with an en suite shower room. There is a delightful outdoor seating area accessed via bi fold doors, over looking the garden.

Outside
At the front of the property, the tarmac driveway provides parking space for several vehicles, as well as entrances to both the main house and the annexe. The rear garden is well-tended and includes terracing for al fresco dining, an area of level lawn, a sunken trampoline and well-stocked borders with a variety of established shrubs and perennials.
