Description

Trinity House lies in a private rural position down a farm track, about 4 miles outside the village of Coombe Bissett. It is a traditional red brick property under a tiled roof lying in a lawned garden, with a further field lying to the north.

The property extends to 1,342 sq ft with a conventional layout well suited to family life. Downstairs, a central hallways gives access to a kitchen, sitting room, dining room, utility room and through to a cloakroom with WC. Upstairs, there are four double bedrooms and a family bathroom. A covered passage leads from the back door to an outbuilding and garage. The property is currently tenanted and requires modernisation but could easily be transformed into a wonderful family home.

Trinity House is accessed from a right of way granted along a farm track from the A354. The house sits centrally to its plot, with lawned gardens to the south and west, surrounded by mature hedging. There is parking to the side. Separated by the track, a further area of field would be ideal for a pony paddock.

Location

The property lies within the Cranborne Chase Area of Outstanding Natural Beauty and within a Conservation Area. It is situated about 4 miles outside the desirable village of Coombe Bissett in the popular Chalke Valley. Coombe Bissett has a parish church, a community-run village shop, a primary school, pub and a thriving village hall.

It lies about 8 miles southwest of the beautiful Cathedral City of Salisbury, which offers a wide range of shops, twice-weekly market, cinema, restaurants, arts and recreational facilities.

There is a direct service to London Waterloo from Salisbury Station with a journey time of about 90 minutes. The A303 provides access to the south west and London via the M3, whilst the South Coast is easily accessible via the A354 or A338 through Downton.

There is a wide selection of both state and private schools in the area, including primary schools in Coombe Bissett and Broad Chalke. Prep schools include Salisbury Cathedral School, Sandroyd, Chafyn Grove and Port Regis whilst secondary schools include Godolphin, Bryanston, Clayesmore, Canford and the Sherborne schools. Bishop Wordsworth and South Wilts are excellent Grammar schools in Salisbury itself.

There are wonderful walks and riding across the Cranborne Chase, on Whitsbury Downs, Rockbourne Downs and beyond.

Energy Performance data and Internal floor area: obtained on May 10, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
