Property description & features

"We have lived on Talbot Road now for close to 20 years, it's a friendly road with a good age range of people. Some elderly and a couple of younger families too. The allotments at the back of the houses give lovely views as does the nature reserve, perfect for a stroll or walking dogs, there are plenty of shops nearby, Sandy Park is only 15 minute walk, and Tesco is only 5 minutes, using the lane between the allotments and house. There is also Arnos Manor Park as well as the Paintworks just along Bath Road. We had three daughters living at home when we moved here, but now it is only myself and my wife, we have decided to downsize. The allotments can of course be taken on. I had one myself until a couple of years ago. Though I know there is a year or more waiting list, if you fancy it it is a great hobby and somewhere to pop over to if you have a spare half an hour. The transport links are excellent, with only a short walk to bus stops which take you as far as Cribbs Causeway or Bath."

This spacious 1930s home is situated in the pocket of homes between Wells Road and Bath Road. One of the real benefits of this house is the amount and variety of parks and green spaces within a short distance. Redcatch Park and Community Garden, Perretts Park, as well as Arnos Vale Cemetery with its popular Cleverchefs Café are all within 10 minutes walk from the house. The expansive Victoria Park and Callington Road Nature Reserve are also nearby, providing brilliant open spaces for the summer or for walking the dog all year round. The area is easily commutable from Bristol City Centre at approximately 30 minutes to walk, a short cycle or bus journey down Wells Road. The area also has lots of amenities on the doorstep with Wells Road recently becoming home to more and more popular shops, bars, cafes and restaurants, including Fox & West, Nook, Southside, and Bank. The Knowle Pub is just a short walk away and is a great spot for a Sunday lunch or a beer in the garden.

A well-loved 3 bedroom home situated on Talbot Road in Brislington with off street parking to the rear. The property includes a large front garden which has been pathed, leading up to the entrance of the property. From here you access the front porch which contains a beautiful 30's door with stained glass. As you walk through the hallway, there is a spacious living room with bay window, wood effect flooring and picture rails which continue throughout. The kitchen/diner has been opened up creating an idyllic space for hosting friends or young families. There are patio doors leading out to the decked area and access to a utility space with room for a washing machine and dryer. The fitted kitchen includes contemporary grey units and space for freestanding appliances. The good sized garden enjoys plenty of sunlight and benefits from no properties or buildings behind feeling very private and secure. The garden has been laid to decking, patio, lawn, a large storage shed and finally a hard standing with space for two cars. There is also a spacious under croft beneath the house accessed via a door in the garden. Upstairs, there are two large double bedrooms and a third bedroom for a single, study or nursery. From the landing there is access to the modern bathroom with 3-piece suite and also the loft room reached by a ladder.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 3, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 28, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
