Property description & features

"We have loved living here over the last 3 and half years - this is the first place we have lived in together as a couple, and we have made the flat our home. It gets so much natural light all year round and it has provided us with a haven of positivity. Whilst living here, we have made the most of being so close to Gloucester Road and have explored its many amazing restaurants and bars. The nearby Stoke Park Estate is lovely for long walks, and you can watch the hot air balloons pass over the city in summer. There is also a strong sense of community here and we have been lucky to have such wonderful and accommodating neighbours."

Wordsworth Road is a quiet residential road to the north of Horfield, just off Filton Avenue. Residents of this area benefit from its proximity to many highly regarded independent shops, cafés and pubs. The Inn on the Green, micropub The Drapers Arms and The Wellington offer locals a good atmosphere and choice of food and drink. Local butchers MJ Dalton is famed nearby for its traditional and exotic meats. For sports fans, both The Memorial Stadium and The County Cricket Ground are nearby, whilst the recently renovated Horfield Leisure Centre offers the city's best choices of sports and activities. The area benefits hugely from its proximity to major areas of post-graduate employment, such as Southmead Hospital, Airbus and Rolls-Royce and Dudley Grove is a highly convenient residence for anyone who needs regular access to Bristol City Centre, a short journey down the A38 by car, bus or bike. This side of Bristol also offers residents access to the countryside of South Gloucestershire as well as the M4 and M5 motorways. The property is in close proximity to UWE with a student population of over 30,000.

This well-proportioned two-bedroom flat would make for an ideal investment or first-time buy. Situated on the first floor of the building this property has only had two owners from new and is in great condition. There is a large open plan living room/kitchen with plenty of space for dining too. There are two double bedrooms, one with an ensuite shower room and a further bathroom. There is also a private parking space for one car.

Broadband availability and predicted speed: obtained from Ofcom on October 7, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 7, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 21, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
