Sellers Insight:

Having lived in this beautiful house for over a year, I can vouch for just how unique it is.
The views across the Wye Valley, are breath taking, especially from the cosy summer house and decking. Relaxing after a hard day at work, watching the peaceful, ever-changing sunsets. Everything fitted is high-end quality, from the solid oak skirtings, architrave, and work tops to the twelve-panel solar system. Even though it's really peaceful here, buses to Gloucester, Chepstow, Ross on Wye, Coleford and Monmouth, can be caught, about 100 metres away, for only a couple of pounds.

To live here has been a pleasure, and I am sure the next owners will love it as much as I have.

Perched on a hillside overlooking the spectacular Wye Valley and rolling hills beyond, this newly constructed, energy-efficient home has been built to an exceptionally high standard with true attention to detail. The five-bedroom property boasts a timelessly elegant open-plan living arrangement, and each room carries delightful finishing touches that accentuate the home's charming character.

The property could ideally suit those who work from home as there is a summerhouse within the garden - offering an excellent space for an outdoor office - as well as a ground-floor bedroom, which may instead serve as a private study.

Location
Wye Valley View is situated on the fringes of the village of Lydbrook which offers magnificent views from its high slopes. It lies on the north-west edge of the Royal Forest of Dean - an area which offers 24,000 acres of glorious countryside and presents an ideal landscape for outdoor activities such as walking and cycling.

The River Wye is a short stroll - around a mile away - and a picnic site at Lower Lydbrook in the heart of the Wye Valley Area of Outstanding Natural Beauty (AONB) allows launching canoes or enjoying scenic riverside walks.

It is worth noting that The Old Black Bridge footpath – which leads over the River Wye and connects Lydbrook to Welsh Bicknor - is part of the 136-mile Wye Valley Walk, used by some 20,000 walkers annually. During the summer, canoeists stop here between Ross-on-Wye/Kerne Bridge and Symonds Yat, along with wild swimmers who enjoy the cool, shallow waters found at this spot.

Lydbrook offers a wealth of local amenities including a primary school - rated 'Good' by Ofsted – plus three reputable pubs, a post office, a convenience store, a health centre, an Indian restaurant and an award-winning fish and chip shop.

The Home at a Glance
As the name suggests, Lydbrook Heights stands on one of the highest vantage points within the welcoming Gloucestershire village. The natural stone-fronted home, which also carries on-trend Chartwell green window frames, is set out over two storeys with below, therefore the physical size and elevation present one with a striking first impression of the capacious detached home.

The lowest level of the home is utilised as two garages, both of which have remote control electric roller doors. The left-hand garage is wider than a single garage and therefore presents an opportunity for additional storage. Meanwhile, the right-hand garage, with vaulted roof, also contains the inverter for the 12 solar panels which are positioned on the roof. The lighting in the garage, like the rest of the home, is all LED and there is an automated LED floodlight installed which illuminates the driveway and Indian sandstone steps leading to the front door.

The entrance hall is a welcoming environment; there are two spider chandeliers with vintage bulbs – one at the front door, giving another delightful impression of the home, and another over the oak staircase. All the skirting boards and architraves within the home are solid oak, and this gives one a sense of the quality design of the property.
The heart of the home lies to the right of the entrance hall; with an expansive and open-plan kitchen, dining room and sitting room. This space is exquisitely designed – the sitting room carries a stone hearth with a hyper-realistic electric woodburning stove. The kitchen boasts solid oak countertops and Navy-blue units with classic copper handles, giving an elegant colour palette, and this is outlined beautifully by decorative tiling and industrial-style feature lighting over the central island. The dining room is substantial enough for an eight-seater table with chairs and there is more feature lighting housed within this space.

To the left of the entrance hall, is bedroom five which can also be utilised as a study or music room - this may be ideally suited to guests, as there is a chic ground-floor shower room next door which is fully tiled and contains a walk-in shower, an oak counter-top vanity unit with an illuminated mirror above, and a back-to-wall WC. Beyond here, there is a sizeable utility room/boiler room, which has enough space and plumbing for both a washing machine and a tumble dryer, and there are additional cupboards and oak countertops – echoing the same design of the kitchen.

The top floor of the property holds four double bedrooms and a four-piece family bathroom. All of the bedrooms have TV points as well as feature wall-mounted lights that have been strategically placed around the best spaces for the beds, and the family bathroom has dark-grey utilities including an egg bath, a double walk-in shower, an oak counter-top vanity unit, a back-to-wall WC. Driftwood-style tiles on one wall give the space a distinctive character.

The master bedroom is an impressive space and boasts the best view of the Wye Valley in the home. There is another TV point, plus a spider chandelier with antique bulbs – giving a characterful focal point. The space also houses a dressing room with spot-lighting which is large enough to be adopted into a nursery, and there is an en-suite shower room – with similar utilities to those found within the family bathroom.
