"This house has been a fantastic place to raise a family, with local schools, shops, and all amenities within walking distance.

To the rear of the house we have our own access to beautiful woodlands, with lots of interesting wildlife (owls, kestrels, foxes, even the occasional deer) this has been really convenient for walking our dogs.

We're also a short walk to the historic King Weston House and grounds without going near a road, it's a beautiful place.

Commuting has always been great with easy access to the M5 or using the Portway. Avonmouth & Severn Beach are close by and as Cribbs Causeway is so near we've always found Mancroft Avenue a really convenient place to live."

To the ground floor we have a well presented lounge with cozy fireplace, also from the hallway there is a well proportioned kitchen space that leads on to the dining room. Side access is also offered via the kitchen.

To the first floor there are 3 good sized bedrooms and the family bathroom.

The property is conveniently located for the wonderful woodland and green open spaces of Kingsweston and Blaise Castle estates, the local shops at Ridingleaze and the new Lidl store.
There is a train station locally in Shirehampton and this provides direct access to Temple Meads via Clifton Down. The bus service that runs from the Park & Ride on the Portway also gives direct access to the city centre.

The property is a short walk away from the popular St Bedes and "Our lady of the Rosary" roman catholic schools.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
