Flat for sale
Key information
Property description & features
- 21/1770/fh
- Development Opportunity for 2 Flats
- Former Church
Situated on the edge of Folkestone town centre, the property is within a residential area and currently has a use class of D1. Planning Permission has been refused for change of use to Residential (C3) into two dwellings - 21/1770/FH however an appeal could be undertaken.
The recommendations for refusal were due to:
The proposed development would amount to an over intensive use of the site resulting in the bedrooms of the proposed dwellings being served only by obscure glazed windows or roof lights, giving rise to an unacceptable degree of outlook, and in amenity space abutting the public highway which would, by virtue of its location, size and layout, fail to provide private, useable space of a size commensurate with that of the dwellings proposed.
The proposed development would therefore giverise to sub-standard accommodation, significantly harmful to the residential amenity of future occupiers, contrary to policy HB1 and HB3 of the Places and Policies Local Plan and paragraph 130 of the National Planning Policy Framework.
The proposed cycle storage and bin storage in the front garden areas, in conjunction with the fencing inside the existing boundary treatment, would give rise to a cluttered and obtrusive appearance, with consequent harm to the character and appearance of the street scene contrary to Places and Policies Local Plan policies HB1 and HB8.
Works have been undertaken to commence the conversion with the floor insulated and levellled, a number of the wall partitions being installed and first plumbing installed.
On street parking is available outside the premises for free for 1 hour. There are several public car parks including multi storeys within easy walking distance of the premises.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 24, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
