Situated to the north of the village of Laurieston, the property, appropriately called Lochside Cottage, sits near the head of Woodhall Loch, (allegedly the warmest loch in Scotland), which is across the A762 and hidden from view by trees. The cottage is set in a very rural position in the beautiful Galloway countryside with good access by road.
The nearest town is Castle Douglas, around 7 miles south east, where primary and secondary schools, individual shops, solicitors, dentist, supermarkets, a health centre and veterinary services can be found. A broader range of high street shops, retail parks, major hospital and university campuses can be found in the regional capital Dumfries, some 24 miles east. The charming village of New Galloway is some 8 miles north on the A762 from the cottage and is home to a renowned arts centre, The Catstrand, as well as a 9 hole golf course.
The region is famed for its outdoor pursuits and sporting opportunities including hillwalking, mountain biking in the various 7 Stanes forests, fishing, stalking and shooting, as well as equestrian pursuits. The mild climate thanks to the Gulf Stream means gardeners can grow a surprisingly diverse range of plants, and there are many fine gardens in the region including the renowned Logan Botanic Garden at Ardwell on the Rhins peninsula.
There are mainline train stations at both Dumfries and Lockerbie with regular services to Glasgow, Edinburgh and Carlisle (connecting to London). The M74 network is available at Moffat and Lockerbie, with connection to the M6 south at Gretna. Glasgow and Edinburgh airports are both around 2 hours by car.
DESCRIPTION
Lochside Cottage is a traditional single storey cottage originally constructed in the mid 1800’s, probably as two farm workers’ cottages. Although in need of some upgrading, it benefits from a new roof (2020) and new double glazed windows throughout (2022). Lochside Cottage has flexible accommodation with Bedroom 3 also capable of being a second reception room. A spacious hallway opens up as you step in through the front door, leading to all main accommodation, with Bedrooms 2 and 3 being situated off a side hall.
With electric storage heating, electric convectors and double glazing, the cottage has a cosy feel, and would be ideal as a holiday retreat or for retirement living in a popular rural area close to a vibrant market town.

GARDEN
The garden is a good size, with numerous mature plants and shrubs. There is a small drying green to the rear with a brick built storage shed and a greenhouse. To the front, the garden is mainly laid to grass with a variety of shrubs and trees providing privacy and shelter. A dry stone dyke bounds the property, with a path from the wooden gate by the parking area leading to the cottage.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 13, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
