DESCRIPTION
Manor House is located within the stunning grounds of the Newington House Estate. Having been recently modernised, this wonderful family home retains much of its original character and features.

SETTING
Manor House is set adjacent to Newington House and forms part of the larger estate and is accessed via a private but shared driveway. There is parking for several cars to the front.
To the rear, the large private garden is split into two. The stunning gardens immediately outside the house are mainly level lawns, and are mostly enclosed with brick walls or mature hedges and trees.
Beyond, the lower garden gradely slopes down to the riverfront which is accessed and secured via a small gate. The lower gardens have a wide selection of fruit trees and are mainly left to meadow.
Pets are welcome on a case-by-case basis and while the gardens are mostly enclosed, they are not fully pet proof.
Whilst any larger hedges, trees and shrubs will continued to be maintained by the landlords, the lawns and flower boarders will be for the tenants to maintain.

INSIDE
The oldest part of the house dates back to the 17th century and the welcoming entrance hallway is located in the centre of the house and has an original fireplace as well as downstairs WC, the stairs and the back door which leads to the gardens.

The well-appointed modern kitchen comes with built-in appliances including twin ovens, a large induction hob, a fridge-freezer and a dishwasher. Further downstairs is the wonderful panelled formal dining room with original fireplace. Beyond is the dual-aspect sitting room with a wood-burning stove which has a side door opening onto the patio.

On the first floor there is the family bathroom as well as three bedrooms one of which has an en-suite with a separate shower. On the second floor is a further family bathroom and two further bedrooms including the principal bedroom with accompanying ensuite, built-in cupboards and exposed beams with vaulted ceiling.

Attached to the side of Manor House is a utility and boiler room, as well as a very useful snug / separate office which is across the courtyard and accessed via the side kitchen door. This space could also be used as an extra reception room or further accommodation if needed.

LOCATION
The Manor House is a wonderful base for exploring Oxfordshire, with numerous places of interest, cosy pubs and great walks nearby.
Manor House is nestled amidst the picturesque village of Newington in South Oxfordshire. The village is home to the beautiful Saint Giles Church and is just over 1 mile to the village of Stadhampton which is home to one of the famous Crazy Bear pubs and farm shops, a useful village shop and a petrol station. Newington is six miles from the historic market towns of Wallingford and Watlington and is within easy reach of popular attractions such as Oxford, Henley, Blenheim Palace, Bicester Village and the Cotswolds. Access to London via either the M40 (J7 under 6 miles away) or the popular Oxford Tube also from J7 on the M40.

Broadband availability and predicted speed: obtained from Ofcom on November 2, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
