Property description & features

  • Tenure: Freehold
Church Field lies within the village of Little Waldingfield adjacent to existing village housing. The land is accessed via a village road and with several points of access along its western boundary. The land is gently undulating with a slight fall from West to East with the majority into arable
production with two parcels of woodland.

An Application for Outline Planning Permission was submitted on the land in October 2020 for 14 dwellings the lands road frontage on to The Street. The application was supported by a full suite of reports and documents including: Flood Risk Assessment, Preliminary ecology appraisal, Heritage statement, tree survey and a design and access statement. The application was subsequently withdrawn.

Wood Hall Farm Buildingss are situated immediately to the rear of village housing and is approached over a concrete farm road over which there is a legal right of way for all purposes. The farm buildings are relatively large scale and comprise mixed range of agricutrual storage buildings and benefit from a reasonable area of concrete hardstanding and grass. The buildings benefit from a planning permission for change of use to light industrial (Class B1) which was granted in 2001.

The property is situated in the village of Little Waldingfield which is located in an attractive part of South West Suffolk, between the historic wool town of Lavenham (4 miles) and Sudbury (5 miles) which both provide a wide range of local level shopping, leisure and commercial services. The regional centres of Colchester (17 miles) and Ipswich (18 miles) provide a wider range of regional level facilities.

Little Waldingfield is accessible by road and rail. The A12 is 13 miles and the A14 is 14 miles and these regional trunk roads provide access across East Anglia and to the national motorway network beyond meaning that regional centres such as Felixstowe, Cambridge and Norwich are all readily accessible.

The site is located approximately 17 miles from Colchester mainline Railway Station, which provides regular direct access to London Liverpool Street in 50-55 minutes. Sudbury railway station also has a regular branch line service to Liverpool Street, changing at Kelvedon, taking about 1 hour 55 minutes

Broadband availability and predicted speed: obtained from Ofcom on April 12, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

The values shown against a property can be broken down as follows:
