Property

The front door opens into the hall. The sitting room overlooks the garden and has sliding doors leading out onto a raised decked area with steps to the garden. The kitchen/dining room is an excellent size with fitted wall and floor units, work surfaces, island unit with drawers and cupboards and a Belling range with 5 gas burners, 2 ovens and a grill. There is also a cloakroom.

Stairs from the sitting room lead to the landing with an airing cupboard housing the gas fired boiler. There are 3 bedrooms (2 with built in wardrobes) and a family bathroom.

The basement is a good size and is currently being used for storage. This has planning permission (DM/20/4596) dated 3/2/21 to convert with internal stairs into a living room/bedroom and a bathroom. The living area would have access direct to the terrace.

Outside
At the front of the house is a brick paved drive for parking. A side passage leads to the back of the house where there is the decked area and steps leading down to the garden. There is a paved terrace which gives access to the basement and leads out onto the lawn. At the bottom of the lawn is a greenhouse and vegetable garden.

Amenities & Communications
Ashurst Wood and Forest Row have good local amenities, but for a wider range of shops, restaurants, transport and recreational facilities there are the nearby towns of East Grinstead and Tunbridge Wells. There is an excellent selection of schools in the surrounding area. Nearby Ashdown Forest is the largest free public access space in the South East. It is a great place for walking and enjoying spectacular views over the Sussex countryside and is known the world over as the 'home' of Winnie-the-Pooh. The railway station at East Grinstead provides services to London Bridge/Victoria in about 55 minutes. The A22 connects to the M25, London, and Brighton. The M23/A23 gives good access to Gatwick airport (about 11 miles).
Directions
From East Grinstead head south on the A22 towards Forest Row. Turn left toward Ashurst Wood onto Hammerwood Road. Take the first left into Woods Hill Lane and left again into Ivy Dene Lane and the house is towards the end on the right.
