You would be forgiven for not knowing that this home is here, as it is tucked away just a stone’s throw from Leighton Buzzard High Street. The train station can be reached by foot in approximately 10 minutes and Parsons Recreational Ground is quite literally on your doorstep. If you have been looking for the convenience of town centre living without being right in the thick of it, this house is for you.
Being so close to Parsons Rec, it is important that you have somewhere to remove coats and muddy shoes and the entrance hall in this home provides enough space to do that.
On the right-hand side of the entrance hall, you will find the kitchen, which for a property of this size has ample storage units and work top space. With a work surface running the length of one wall, this kitchen allows more than one person to be cooking without being on top of each other. There is a fitted electric oven, electric hob, cooker hood, fridge, and a freezer. There is additional space for a washing machine, tumble dryer and a slim line dishwasher. There is a large under stairs storage cupboard which houses the water tank but there is still enough space to store other items such as your vacuum cleaner and ironing board.
Across from the kitchen is the living area which is a cosy space in which to put your feet up at the end of a busy day. Sash windows to the front, Georgian style French doors leading out to the garden, and wooden flooring add character to a contemporary room.
There is also an all-important second toilet on the ground floor.
The low-maintenance, walled garden is completely private. There is an area to set up your garden furniture and host friends, and a gate leads to the front of the property where you can easily access Parsons Rec should you want more outside space to enjoy.
Upstairs there are two bedrooms and a shower room. The main bedroom comfortably fits a double bed and all the bedroom furniture you would require. Vaulted ceilings enhance the feeling of space, and the addition of a wooden beam gives a rustic finish. The second bedroom currently includes a small double bed, while there is additional space for a wardrobe. However, a single bed would be better suited to this room. A spacious shower room is fitted with a large walk-in shower cubicle, a toilet, and a wash hand basin. It also has a Velux window which provides light and ventilation.
Although the location of this home means that it isn’t essential that you have a car, there is the bonus of an allocated parking space. Something usually unheard of with town centre living!
More about the location...
Leighton Buzzard is a market town in Bedfordshire, near the Chiltern Hills and lying between Aylesbury, Tring, Dunstable and Milton Keynes.
The area has become an increasingly popular place to relocate to for workers from London, helped in part by its reasonably priced housing – a big attraction for young professional couples wanting to get their foot on the property ladder. Leighton Buzzard provides great access to the countryside and other parts of the UK like London, Birmingham, Cambridge and Oxford.
Leighton Buzzard is close to the M1 motorway and A5 road, and is served by Southern and London Northwestern Railway services on the West Coast Main Line railway at Leighton Buzzard railway station in Linslade. The railway operates non-stop commuting services to Euston railway station, with the fastest peak journey times less than 30 minutes.
Leighton Buzzard operates a three-tier education system with a selection of with Lower, Middle and Upper Schools.
The River Ouzel runs through the town as does the famous Grand Union Canal, which Leighton Buzzard is well known for. There is a lot of activity along the canal which residents can enjoy, from peaceful walks to fishing and waterside pubs.
There are many community events scheduled throughout the year including both the Food and Canal Festivals in the summer, Linslade in Bloom, Music in the Park and the Christmas Market.
A short drive from Leighton Buzzard is Ascott House which is set in a 3,200-acre estate and benefits extensive manicured gardens which you are free to enjoy. There is also Rushmere Country Park on the outskirts of the town which is an area of 400 acres of woodland, heathland and meadows for you to explore. This is a Greensands Trust site with a visitor centre and café.
In 1963 the Great Train Robbery took place at a site near Bridego Bridge, between the villages of Cheddington and Linslade. Every time a Great Train Robber was caught law dictated that they had to be brought back to the small court house at Linslade to be charged.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on November 21, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on November 21, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 11, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
