Springfield House and Springfield Cottage are two separate properties that sit in a large, mature enclosed and private garden. Both properties have their own individual Home Reports carried out by an independent chartered surveyor. However, both properties have the same title and potential purchasers could split this if required.

Springfield House - Dating back approximately 160 years, Springfield House is a characterful detached stone built property that is formed over one-and-a-half storeys. The house itself is requiring a degree of modernisation and upgrading, yet offers attractive accommodation. A reception hall to the front of the house has a staircase to the upper landing and off the hall there is access to a lounge with window to the front, feature fireplace and extensive built in storage at the far end. On the other side of the hall is an open plan living/dining kitchen which has a window, again to the front and a rear door opening out to the gardens. The kitchen features wall mounted and counter level units and a breakfast bar arrangement. There is a door from here leading through to a downstairs bedroom which could be also used as another sitting room. On the upper floor, the landing gives access to two sizeable double bedrooms (both with built-in storage) and a large bathroom with three piece suite. The property is warmed by a system of electric panel and storage heaters and the windows are single glazed timber framed units. The gardens that surround Springfield House feature driveway parking with a private driveway leading up from Back Road. The gardens to the front, side and rear feature mature trees, shrubs, bushes and plants and a lawned area above the property. There is a stone built former wash house to the rear of the house which is a poor state of repair and would require upgrading. From Springfield House a path leads across the gardens to Springfield Cottage.

Springfield Cottage - Believed to be around 55 years old. The house is formed over two floors and as the Home Report shows, it is in a poor state of repair having been water damaged by a burst pipe. However, once upgraded, this would make a fantastic property with great rental/AirBnB potential. The property has its own private driveway from Back Road and enjoys the sheltered and mature gardens that feature a lawn to one side, mature trees, plants and shrubs. On the ground floor, the reception hall has an open riser staircase to the upper landing and off the hall is a good sized lounge and on the other side a kitchen and bathroom. From the kitchen, there is access to a double glazed conservatory. On the upper floor there are two good sized bedrooms, both with fantastic views over the Gare Loch.

The properties are located in the popular and picturesque village of Clynder, which is on the eastern side of the Rosneath peninsula overlooking the Gare Loch. The B833 leads from the village to the nearby village of Garelochhead and then on towards Helensburgh, which is a larger seaside town offering a wide selection of amenities. In Helensburgh, there are primary and secondary schools, numerous shops and supermarkets, bars, restaurants and cafes along with train stations offering services to Glasgow, Edinburgh and London. In the other direction from Clynder, the nearby village of Rosneath has a modern and well stocked Co-op convenience store and there is a primary school here. Beyond this, the delightful villages of Cove and Kilcreggan can be reached and from Kilcreggan there is a pedestrian ferry across to Gourock where there is a train link to Glasgow. Glasgow is also within easy commuting distance and can be reached within an hour or so and Glasgow International airport is accessible via the Erksine Bridge. The nearby Royal Navy base at Faslane is a major employer in the area and can be reached by car in around ten minutes. EPC Band - F.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
