A Small Parcel Of Amenity Land With Direct Frontage Onto Back Lane Enjoying A Prime Position In The Centre Of Great Malvern Within Walking Distance Of All Amenities.

Location

The land is situated off Back Lane, an unadopted road in the heart of Great Malvern and therefore only a few minutes walk from the centre of town where there is a comprehensive range of amenities including shops and banks, Waitrose supermarket (literally only minutes away on foot), the renowned theatre and cinema complex and the Splash leisure pool and gymnasium.

Description

The site is offered as amenity land. It stands on sloping ground and was the former garden of number 36 Worcester Road, a Georgian House which was sold separately some years ago. Access is currently a little restricted due to the topography of the site which is essentially on sloping ground that contains a number of mature trees and shrubs. Its maximum depth is approximately 76m (250ft) and its maximum frontage onto Back Lane is approximately 12m (40ft). In total the site area extends to just under quarter of an acre or thereabouts.

Planning Options

It must be understood by potential buyers that this land is being sold exactly as it stands as amenity ground and for no other purpose. Bids will not be considered if they are made on the basis of any related planning application.

Services

It is believed that mains gas, electricity, water and drainage are all available nearby but are not connected to the site.

Directions

Back Lane is best approached by proceeding from the centre of town along Graham Road. After approximately 100 yards at the first set of lights turn left following the road round to the right towards Waitrose. After less than 100 yards, opposite Waitrose loading bay, fork right into Back Lane, following this unmade road for a short distance where the site will be seen on the left hand side immediately after a property known as Blackacre and before the adjacent house known as Treetops.

Viewing

Interested parties can inspect the site at their leisure but are asked to respect the privacy of neighbouring residents. Care should be taken as the site is overgrown and the ground is a little uneven under foot. Further enquiries can be made to the Agent's Malvern Office, [use Contact Agent Button]

General

Intending purchasers will be required to produce identification documentation and proof of funding in order to comply with The Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017. More information can be made available upon request.

John Goodwin FRICS has made every effort to ensure that measurements and particulars are accurate however prospective purchasers/tenants must satisfy themselves by inspection or otherwise as to the accuracy of the information provided. No information with regard to planning use, tenure or services has been formally verified and therefore prospective purchasers/tenants are requested to seek validation of all such matters prior to submitting a formal or informal intention to purchase/lease the property or enter into any contract.

Tenure

We are advised (subject to legal confirmation) that the site is freehold.
