IN THE HEART OF THIS POPULAR VILLAGE
This attractive church was built, by subscription, in 1790. It is Listed Grade II. The walls are of local stone and set beneath a blue slate roof. A Victorian, brick extension was added to the rear. There are handsome Georgian windows to each elevation of the church.
The two front doors each have a staircase beside them, leading to the gallery, which overlooks the main church room. The pews were removed from the main church area in the 1980s. The kitchen area beyond offers storage within fitted cupboards. A storeroom and side porch complete the accommodation.
The church has a driveway from Main Street, via a pair of wrought iron gates. There is space to park several vehicles. A path leads across the churchyard to the front doors. The churchyard wraps around the building where there is a timber shed. Maturing trees and hedgerows give good privacy. There is a pond to one corner.
The churchyard is private and although access has been allowed for visitors, there are no rights of way or footpaths across the site. It is likely that alterations to the churchyard will be allowed, subject to agreement with the vendors.
Due to its unique setting and the style of the building, it is felt that the building offers scope for conversion to commercial or residential use, which would be subject to Planning Permission and Listed Building Consent.
Tenure – Freehold.
Services - It should be noted that the church is only connected to electricity. There is no water or sewerage connection.
Access - The churchyard is private and although access has been allowed for visitors, there are no rights of way or footpaths across the site.
Pedestrian access will be granted to the owners of The Manse, along the drive and into their back garden.
Planning Permission – There is no Planning Permission relating to development or conversion of the property. Interested parties should make their own enquiries. The vendors may consider a sale on a subject to planning permission basis.
EPC - the property is exempt from EPC regulations, being a place of worship.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
