An exceptional 'lifestyle' opportunity: a houseboat on the banks of the beautiful Helford River, in the sought-after village of Gweek, completely and most thoroughly converted from, we understand, a 'Thames Lighter' barge, approximately 15 years ago, to provide superbly appointed and faultlessly presented 3 bedroom accommodation which puts many houses to shame.

For sale with immediate possession, ready to move straight into, and the potential for a future owner to secure a 12 year lease from the owners of Gweek Quay Boatyard, subject to separate negotiation.

'Park your car, cross the gangway, enter into double glazed, highly insulated and centrally heated accommodation, have a glass of wine on the foredeck facing the setting sun, and wake up to the sound of local birdlife'.

The Location - 'Freedom' is currently situated on the southern edge of Gweek Boatyard with all main rooms and outside decking overlooking the upper reaches of the Helford River to surrounding wooded countryside. On-site parking for one vehicle is, we understand, providing, with the centre of the village just a few moments walk away where there is a convenience store, public house and bus service. The town of Helston is approximately three miles away, the village of Constantine two miles, and the port of Falmouth approximately ten miles. The boatyard location provides direct access onto the beautiful, tree-lined, day-sailing waters of the Helford River, with beautiful walks and drives in the area leading to The Lizard's many beauty spots, including Porthleven, Gunwalloe, Cadgwith, Coverack, Kennack Sands and Helford Village etc.

The Houseboat - We understand 'Freedom' originates from the interwar period, having been towed down from Portsmouth for our clients in 2005, who subsequently moved in in 2008. Our clients pay an annual mooring fee of £5,670 (paid monthly), a 'live aboard' fee for two people of £1,039 per annum, and a water supply charge of £120 per annum. Electricity is paid by card meter, parking for one vehicle is permitted we understand by the freeholder for one vehicle, and a waste water 'pump out charge' is payable on each occasion (normally fortnightly) of £10. Our clients have occupied this mooring for over fifteen years, but should a future owner prefer, the boatyard have offered the houseboat owners on site, a twelve year lease for an ingoing 'premium' of £25,000.
