Goldsworth was built in 1971 along with three similar houses in a small cul-de-sac on the edge of the village. The family of our clients purchased the house when it was new and although it has generally been well maintained over the last 50 years it would now benefit from some simple refurbishment and updating, work that might include installation of a new kitchen and bathrooms, decorative improvement and relandscaping of the gardens. At about 1,500 sq ft the accommodation currently comprises a central hall with a large L-shaped living room to one side and a kitchen and separate dining room on the other. A small study (bed 4), cloakroom, rear porch and utility area complete the ground floor and upstairs there are three good sized bedrooms and two bath/shower rooms including an ensuite wet room. All the rooms along the front of the house enjoy the lovely view and in our opinion Goldsworth is a sensibly priced and manageable project that once complete will again be a comfortable home for a young family or for retirement, in an extremely popular village.
The house was built on a generous elevated plot and the original garden was attractively landscaped and could easily be restored with a little time and effort. Screened from the cul-de-sac behind a high hedge the gardens are private and have a tarmac drive leading up one side to a turning area in front of a double garage. A set of steps lead from the drive up to the front door and from here a path leads around the house to the back garden where there is a paved terrace and a lawn. From the lawn another path runs above the garage to a small enclosed vegetable garden and back down onto the drive. The drive and turning area would benefit from widening to accommodate larger modern cars.
Goldsworth occupies an elevated position on the edge of Spetisbury with a fine view of the lovely surrounding countryside, much of which is designated as an Area of Outstanding Natural Beauty (AONB). The village has a thriving community with a primary school, busy village hall and a farm shop which includes The Shack, a popular bar and restaurant. It is only a short drive or bus ride into Blandford Forum where there is a busy Georgian market square and an extensive range of services and amenities including an M&S food hall, Tesco and Lidl superstores. There are plenty of good opportunities for sport and recreation around the village and brisk walk or cycle ride will take you back along the Dorset Trailway to Blandford or down across the river towards Kingston Lacey and Cranborne Chase (NT). For those who enjoy water sports it is only a short drive to Poole Harbour or Studland Bay, and in not much more than half an hour you can be walking in Wareham Forest or along Dorset’s renowned Jurassic Coastline. Communication links from the village are also good; there is a regular bus service to Poole and Blandford, and its proximity to Poole, Bournemouth and Ferndown make Spetisbury popular with people who work in that area. Easy access onto the A31/M27 provides a quick link to Southampton and Portsmouth and there are regular trains to London Waterloo from Poole station (about 2 hrs).
All main services are available at the property. Gas central heating.

Broadband availability and predicted speed: obtained from Ofcom on December 12, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 12, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
