Crossways Farmhouse is a late Victorian brick-built farmhouse under a clay-tiled roof. Dating from the end of the 19th century, and extended by the present owners to provide a large open plan kitchen/living space and lovely principal bedroom suite above.

The kitchen Is beautifully fitted, with integrated appliances, range cooker and hood over and an island unit incorporating a breakfast bar. The kitchen opens out on to a west-facing patio with bifold doors and with a dining area and family sitting space. The sitting room is cosy, with a fireplace with wood wood-burning stove, recessed alcove shelving and ceiling beam. There is a well-appointed utility room with a cloakroom off and a lean-to conservatory with doors at both ends, which also houses the boiler.

To the first floor, the generous landing also provides a study space. The principal bedroom is generous in size, approached through a dressing room and with a Juliet balcony to enjoy the view. En suite luxury shower room and lobby with a dressing table. There are three further bedrooms, one with built-in wardrobes and a family bathroom.

Gardens and grounds

Approached by a private driveway past the house, which is shared with adjoining barn conversions. There is a block-paved parking area behind the house and a generous detached, brick-built double garage. The house stands in a large lawned garden, ideal for children to play, with a sheltered patio by the kitchen. The garden is bounded by hedges or post and rail fencing and contains evergreens and a fine ash tree, and shaled seating area on the south side of the house.

Crossways Farm is situated close to the desirable village of Hanbury, surrounded by Worcester countryside. The village is famous for the National Trust Hanbury Hall, a delightful Queen Anne mansion. There is a church, a first school, a hotel and a restaurant known as The Vernon Arms and the Jinney Ring craft centre, which includes a range of individual craft shops, a restaurant and lovely gardens with duck ponds.

Droitwich Spa is to the west, which caters to everyday amenities, with a Waitrose and mainline rail station, trains to Birmingham and Worcester, and connections to London.

The city of Worcester, with its business and cultural amenities, is close by, and there is County cricket at one of the country's most beautiful cricket grounds and horseracing on the banks of the River Severn.

Stratford-upon-Avon is to the east, whilst Cheltenham is a short drive to the south.

There are excellent private schools, with Bromsgrove School only 6.5 miles away and the King's and Grammar Schools in Worcester.

The quiet country lanes provide excellent access for horse riding and bike riding, and an array of footpaths lead out across the countryside and through Hanbury Woods.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
