Some words from the Current Owners

We generally love the area! We have always lived in the surrounding area and aspired to live in the Cobham/Sole Street area. My wife in particular used to keep a horse at a local farm. So when the opportunity came up to buy a house in Round Street, we jumped at it!

The house and surrounding outbuildings and land also offered (and still does) so much potential.

Also, we had young children so being part of the Cobham primary school catchment area was a huge plus for us and we have gone on to make some lifelong friends in the area. There is a wonderful community spirit.

We still do love the house and our outlook. We believe we live in the best part of the village - close enough to community life, a 15 minute walk to Sole Street station - yet we feel rural and we get the best sunsets you could ever wish for! It is such a peaceful area often only disturbed by the sound of birds and horses!

We have extensively redeveloped Smallholdings (the previous owner lived here for 60 years!) into the contemporary family home that it is today. Our home has an amazing feel and unique outlook – enjoying stunning views along with amazing sunsets. We believe we live in the best part of the village - close enough to community life, a 10 minute walk to Sole Street station - yet in such a peaceful area often only disturbed by the sound of birds and horses!

We now, however, feel that the time is right to move onto the next chapter of our lives and downsize and pass on the house and surrounding paddocks to the next custodians. The outbuildings and land still offers so much potential.

We hope the future occupiers of Smallholdings will be as happy as we have been for many years to come.

Location

Cobham is a village and civil parish in the borough of Gravesham in Kent. The village is located 2 miles south-east of Gravesend, and just south of Watling Street. Cobham is surrounded by open fields, woodland and orchards and the village is convenient for combining a visit to Jeskyns’ Community Woodland, Shorne Woods Country Park, Cobham Park or Cobham Hall, which are all nearby.

Charles Dickens, the renowned novelist, delighted himself in Cobham and its environment. He loved to walk from his home in Gads Hill, Higham and through to Cobham Park, to work on his story lines for his novels. Dickens also immortalised to Leather Bottle Inn in The Pickwick Papers, as he regularly frequented this establishment, and the Inn, still today, houses a fine collection of Dickensian memorabilia.

The National Trust have several properties that lie within the parish of Cobham including Owletts, The Yeoman’s House and the Darnley Mausoleum.

Local interests include the Cyclopark and for some much-needed refreshment thereafter you will find some gorgeous local pubs including The Leather Bottle Inn, The Ship and the Darnley Arms to name but a few!

Cobham is a short distance away from the A227 and benefits from many local amenities and transport links. The A2/M2 and M20 motorway networks are both within easy reach as is Sole Street train station with services to Victoria. Ebbsfleet International station is within a short drive and Gatwick can be reached in approximately 45 minutes.

Meopham have a local parade of shops including a Tesco’s Express and several take away restaurants. Comprehensive shopping facilities can be found at Waitrose in Longfield, Morrisons in Northfleet and Bluewater at Greenhithe (10 mins away).

There are a variety of local schools including Cobham Hall School (boarding school for Girls), and Cobham has its own primary school which has recently retained its Ofsted rating of 'Outstanding'.
