IN THE OWNER'S WORDS
"We bought the property in 2008 as it was close to a good school and had all the room we needed as a family. Its been a great house that gets sun all day at the back ( in the morning) and to the front in the afternoon and evening. Its got easy access to the quay, the pub and good walks and cycling. We are just downsizing now that the kids have left home and we will miss this beautiful house! Whoever buys it, please enjoy it!"

PROPERTY
This handsome home is located one of the most sought after roads in this exceedingly popular village. South West facing with views from all of the principal rooms the house offers plenty of natural light and lovely outlooks.
The double fronted layout with a centre hall plan provides a kitchen and dining room on one side with a seperate living room and office/snug on the other. The kitchen has recently been refurbished and includes integrated double ovens, fridge/freezer and dishwasherand an inset gas stove. The hardwood workk top matches nicely with the parquet flooring which runs throughout the ground floor. The adjoining dining room is to the front of the property as is the sepeate sitting room. To the rear of the ground floor is an additional room which could be used as a study or snug, or potentially converted into a ground floor bathroom.
Upstairs there are three double bedrooms and a single bedroom. The three rooms to the front of the property enjoy good views over the creek, while the bedroom to the rear overlooks the rear garden.
The house has a good sized level garden to the front of the house which is well screened with hedges for privacy. There is a drive to the side of the house and a path which leads to the rear gardens. A useful outbuilding is used currently as a utility room with plumbing for a washing machine and tumble dryer. There is a graveled patio to the rear of the kitchen and then steps lead up to a lawned area. The rear garden is walled to to both sides, again creating privacy.
The home also benefits from the ownership of a garden with a detached garage and hard standing parking on the opposite side of the road. Being south west facing and well screened, this is a superb private garden area.

SURROUNDING AREA
Devoran Village – one of the most sought after creekside villages in Cornwall. A fantastic community feel and full of charm and character created by beautiful period terraces and quaint Cornish cottages. There are great local facilities with a highly thought of Primary School, Village Hall, Parish Church, The Old Quay Inn Gastro Pub and the quay itself, a brilliant spot to launch small boats and kayaks.

Proximity to the water and nearby Restronguet Creek and Loe Beach highly contributes to the popularity and demand to live in the village. With a number of creeks to explore and the famous sailing waters of The Carrick Roads close by, there are endless leisure activities to enjoy in the immediate area.

Devoran is half way between Falmouth and the capital city of Truro, and as such is a practically ideal location. Truro, approx. 5 miles north offers a choice of state and public schools, banks, shops, public houses and mainline railway station. Smaller shops for everyday life are available in nearby Carnon Downs.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
