Beautifully presented throughout, the accommodation is arranged across three floors and boasts attractive views to the rear, together with flexible accommodation and an integral garage, all whilst being within a mile from the High Street and mainline rail.
The ground floor comprises a spacious kitchen/dining room fitted with traditional farmhouse-style units and granite worktops, with integrated appliances including a dishwasher, fridge/freezer, oven, and hob with extractor above. An adjoining utility provides space for both a washing machine and a dryer, with a door opening directly to the garden. The conservatory also adjoins the kitchen and has French doors opening onto the well-maintained garden. Further ground floor accommodation includes an office; ideal for today’s working from home requirements, a wc, and a further reception room to the front providing a flexible space that could be arranged to suit.
The principal bedroom is found on the first floor, with a bank of fitted wardrobes and an ensuite bathroom fitted with twin sink units, a bath with shower above and wc. There is a further bedroom on this floor, together with a sizeable sitting room with a charming gas coal-effect fireplace and a Juliet balcony with wonderful views towards Dunorlan Park.
There are two further bedrooms on the second floor, one of which benefits from an en suite bathroom, whilst the fourth bedroom is served by the family shower room. There is a sizeable store room adjoining the family bathroom, with further eaves storage.
Outside, the rear garden is mainly laid to lawn, with fenced boundaries, and mixed herbaceous borders. A gate opens from the driveway onto a brick-edged terrace, narrowing to a path that leads around the house and conservatory, opening out again to create a further terrace, ideal for entertaining friends. The house is set back from the private road, with a brick-paved driveway offering space for up to two vehicles, together with an integral garage.
