Rose Cottage is a traditional character cottage that can be found in the heart of the village just a short walk from the harbour, shops and amenities. Originally a single storey building that was part of the Old Mill complex it was extended in the late 1800's when a further two storeys were added together with an enclosed courtyard garden. Although a very different cottage today, the present owners have preserved as much of its character as possible during a sympathetic renovation and redesign of the accommodation that now boasts two bedrooms in the main cottage together with a small but beautifully presented self contained holiday let/air b&b on the ground floor. Approached through a delightful courtyard garden from Mill Hill the main accommodation is entered on the middle floor and via a period conservatory style porch, from here you access the main cottage with two reception rooms, stairs leading to the top floor and an opening to the kitchen. The two receptions rooms have exposed wood floors, period panelling and one has an open fireplace with cornish stone surround. The kitchen is small but well thought out with a butlers sink, wood worktops, fitted shelving and a door to the outside. On the top floor there are two bedrooms and a modern bathroom with a white suite. The holiday let/air b&b is on the ground floor and entered through doors from Mill Hill, here you access a small hall with door to the bedroom and to a large walk in storage cupboard. The bedroom is spacious and incorporates a small basin, microwave and kettle. A door to one end of the room opens to reveal a beautifully fitted shower room. The courtyard garden affords a degree of privacy and is well planned with flower beds either side of the flagstone path and a delightful seating area. Rose Cottage is the perfect home that could provide an income if required, alternatively the ground floor could be used for visitors or additional accommodation.

Directions
On entering Polperro go straight over the mini roundabout with the Crumplehorn on your left. Proceed along the main road (The Coombes), continue past the Claremont Hotel and take the next right into Mill Hill. Follow the road past the model village on your right and the cottage can then be found a few yards along on your right. Due to the narrow streets and the lack of parking within the village we would strongly advise those viewing the premises to park in the main car park, which is just before the mini roundabout, and proceed on foot.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 10, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 17, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
