The Business
The income is generated principally from the collection of mooring fees with the marina offering a variety of rates depending on the length of craft and term of the agreement. Additional income is generated by diesel, LPG, pumpout, elsan disposal and chandlery sales. The dry dock is operated by the Director as a separate business, who pays a rent of £1,250 per month to the marina for the use of the facility. Opportunities to increase the income include more active management, boat sales, increased use of the workshop/stores areas and dry dock. Further details are available within the legal pack.

*Definition of Guide Price and Reserve

The guide price is only an indication as to where the reserve is currently set and not necessarily the Auctioneer's expectation of what it will sell for. If the guide price is a bracket figure, then the reserve price cannot be higher than the top end of the guide price, if the guide price is a fixed figure, then the reserve cannot be more than 10% above the guide price. The guide price and reserve price can be subject to change at any time up to and including the auction day and, properties can often sell for substantially more than the quoted guide price.
