Description

Edina was built in 1868 by ancestors of the drapers that once operated in Alyth. In 2020 the house suffered a fire and was largely re-built in 2021. The interior has been completely renewed and the property is now in walk-in condition. Externally it has a pleasing symmetrical façade with tall sash and case windows and decorative finials on its gables. The front door is accessed via the garden path off Victoria Street. However currently the main entrance to Edina is via its back door from Albert Street. The utility/back porch opens into a fabulous L-shaped open plan dining kitchen. Glazed double doors link the kitchen to the sitting room which has a wood burning stove and is a lovely space for entertaining. The rooms are lofty and the south facing windows of the sitting room fill the house with light. The central hallway provides access to three double bedrooms all on the eastern side of the property. The smallest bedroom has an en suite WC and there is also a bathroom with shower.

Outside- Edina sits in just over a third of an acre of garden. It has a west facing veranda with an orning beside french windows from the kitchen. There is lots of space for outbuildings and great potential. On the eastern side of the house are raised beds and there is also a greenhouse.

Outbuildings - Garage, new greenhouse, two timber sheds and a large wood store.

Location

Edina has a lovely situation being within a large and private garden but only a few metres from Alyth’s picturesque town square and local shops. Alyth is a rural town just to the east of Blairgowrie. The area is known for its fertile farmland and soft fruit production and the town services a busy farming community. A Co-op, butcher, pharmacy, ironmonger and cafes are all on the doorstep and whilst enjoying privacy within its own garden, Edina also offers a lifestyle in the heart of a friendly and active community. Alyth has tennis courts, a bowling green, golf courses, a primary school, health centre, town hall and bike park whilst Blairgowrie (6 miles) has larger supermarkets, professional services, secondary schooling, a cottage hospital and a variety of independent shops and restaurants. There are three golf courses at Alyth and further courses at Blairgowrie (including a championship course). The Perthshire Hills and the Angus Glens are easily accessible and there is skiing at Glenshee (about 17 miles) and salmon fishing on the rivers Tay, Isla and Ericht. Perth and Dundee (both 20 miles) offer a more comprehensive range of shops, transport links, professional services, cultural opportunities and leisure facilities. Dundee Airport (17 miles) has direct services to London, while Edinburgh Airport (61 miles) has a wide range of domestic and international flights.

Square Footage: 1,409 sq ft

Acreage: 0.36 Acres

Directions

From Blairgowrie, drive into the centre of Alyth and on reaching the town square (on the right) turn left into Albert Street. Edina is on the left after 70 metres and parking is on the roadside.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on October 4, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 4, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 12, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
