Location

Thelnetham is a small hamlet lying some 6 miles west of Diss with a church, public house and active village hall. Nearby amenities are available at Botesdale which has a doctors’ surgery and Co-operative mini supermarket, and there are village stores at Garboldisham and Hopton. All three villages boast good junior schools with secondary education available at Diss High School or Hartismere in Eye (Suffolk). Thelnetham enjoys a peaceful and rural setting with wildlife in abundance and numerous country walks on the doorstep; you will also find Thelnetham Windmill a short walk away. Dating from 1819, it is one of only four preserved tower mills in Suffolk. There is easy access onto the A1066 Diss to Thetford road and to the A11, and also to the historic town of Bury St Edmunds via the A143. The beautiful cathedral city of Norwich with its university and international airport lies some 32 miles to the north east.

The Property

This wonderful Suffolk Grade II Listed timber-framed house offers a wealth of period features dating back to its origins as a Yeoman’s Hall in the 15th Century. The property has been sensitively restored to create a comfortable family home suitable for modern living. It has many historic features including the medieval double service arches, exposed timber frame, the variety of fireplaces and bread ovens dating back to 1600.  There are wide boarded floors, shuttered windows and beautiful oak doors with traditional locks.  The brick floors are probably of 18th century date and cover most of the ground floor area.  The roof was re-thatched in 2020 with long straw. The property offers flexible accommodation with the rooms to the northern end of the property and bedroom 3 above forming potential for ancillary accommodation to the main house with its own bathroom and independent access to the garden.

Outside

The picturesque approach to this property is accessed via a sweeping drive on to large area offering parking for multiple cars. To the east of the property there are two spacious pan tiled and rendered garage/workshops and various sheds and stores. The current owners have made enquiries with Mid Suffolk Council regarding building on the footprint of these buildings to create additional ancillary accommodation and have been given positive feedback on this matter. There is a high yielding, enclosed vegetable garden surrounded by a paddock of approximately half an acre with another smaller meadow orchard with mature fruit trees.  The gardens encourage a wide variety of wildlife.  Overall the property is set within approximately one and three quarter acres (STS)

Services

Mains water, electricity and broadband are connected to the property. Drainage via a private treatment plant. Oil Fired Boiler.
