Warranty – Enercon Partner Konzept (EPK)
The manufacturer, Enercon, provide a 17 year maintenance and performance warranty with the turbine. The warranty provides a 95% availability guarantee during the term of the agreement. The annual charge in December 2023 was £27,171, further contractual details are available on request.

Accreditation
The turbine was accredited by OFGEM (FIT & REGO) with an
effective date of 9th September 2016.

Ltd which will include the freehold of the site edged red on the sale plan. The turbine forms part of a wider farm sale and could be purchased together with these assets.

Monkcastle Farm
The wind turbine forms part of a wider integrated pig unit which includes breeding, nursery and finishing accommodation, this also includes five bungalows, arable and woodland.

Direct energy supply opportunities
The turbine current supplies power to Monkcastle Farm, in the
same ownership. Should the sale of the turbine proceed on a standalone basis, it is proposed the owner of the farm will purchase electricity at premium above basic export price.

GENERAL INFORMATION
Rights of Way, Easements and Wayleaves - The property is sold subject to and with the benefit of all wayleaves, easements and rights of way whether public or private whether mentioned or not. A right of way will be granted along the access track coloured brown on the sale plan. Also all appropriate rights for service media required and installed (coloured red on the plan) will also be reserved as necessary, subject to making good any damage caused exercising the rights.

Planning - Application reference - 14/0838 - single turbine, with a hub height of 50m and a blade tip height of 74m. In addition of associated infrastructure, including tracks and cable housing. Consented on appeal 30/09/2015. The consent permits the construction of the turbine and associated works for a period of 25 years from the date of connection to the grid and requires removal thereafter.

Mineral Rights - The mineral rights are known to be reserved to a third party, with an annual ground rent payment made in recognition. The payment is index linked (£10,104 paid in June 2023).

Tenure - The freehold of the site is offered for sale, as edged red on the sale plan. There will be associated access rights granted over the land adjacent to maintain, repair and replace the turbine, subject to making good any damaged caused.
