Description

Description
Surrounded by beautiful, unspoilt countryside just a short distance from the market town of Tetbury, is Jandacott, a fantastic 1930s house fresh from a recent renovation and spanning over 5800 Sq/Ft. The property was previously a bungalow and has been extensively improved by the vendor to create a stylish, contemporary and beautifully appointed home, which enjoys an elevated position with glorious views to the rear over the surrounding farmland. Jandacott has been subject to a programme of renovations including the addition of a first floor in 2009 and more recently an annexe, which offers fantastic scope to be fully outfitted as a separate residence, making it ideal for a multi-generational family living together such as grandparents or older children. The interiors are stylishly appointed throughout, with the entrance hall a particular highlight. The oak (please confirm) staircase up to the galleried landing provides a welcoming first impression.

The accommodation is generously proportioned and includes two spacious reception rooms, an open plan kitchen and dining room, study/bedroom, utility room and shower room on the ground floor. Upstairs there is a principal bedroom with dressing room and en suite, an en suite guest bedroom, two further bedrooms and a family bathroom.

Outside
The property is tucked away down a quiet single track road and approached over a private gravel driveway, which offers plenty of space for parking. There is also an attached garage and the annexe underneath the terrace, which is currently used for storage. The elevated terrace at the back of the house laid to low-maintenance astroturf and is perfect for entertaining, while the garden on the level below is lawned and features a variety of trees, shrubs and borders.

Location

Bagpath is a small, rural hamlet situated about 6.5 miles northwest of Tetbury, a popular and lively traditional Cotswold market town well known for its 17th and 18th century architecture. Historically, the town was known for its wool market and more recently antique shops but today boutique and specialist shops, together with cafes, an award-winning bakery, restaurants and bistros have come to the fore. There is superstore shopping on the edge of town and a wider choice of supermarkets, shops and leisure facilities in nearby Cirencester (18 miles), Dursley (4.5 miles) and Nailsworth (6.1 miles). There is a pub and a church in Kingscote.

There are direct rail services to London Paddington from Kemble and Swindon stations, the latter scheduled to take approximately 55 minutes. There is good access to the M4 and M5 towards Bristol and the A419/A417 on the other side of Cirencester. The main regional centres include Cheltenham, Bristol and Swindon, all of which are within daily commuting distance.

There is a good choice of private and state schools in the area including Westonbirt, Rendcomb College, Beaudesert Park and the Cheltenham Colleges.

Nearby is the world-famous National Arboretum at Westonbirt which covers 600 acres and boasts one of the most varied specimen collections in Europe as well as some 17 miles of trails. Other recreational opportunities include golf at Westonbirt and Minchinhampton, sailing at the Cotswold Water Park, motor racing at the Castle Combe circuit and racing at Cheltenham.

Directions

From Cirencester, take the A433 to Tetbury. From Tetbury take the A4135 heading west through Beverston. Cross over the A46 and immediately prior to the Hunters Hall Hotel, turn left to Bagpath. You will arrive at a T junction, turn left and follow the road and the property will be on the right-hand side.
