Property description & features

"We have loved living on Ullswater Road and thoroughly enjoyed making our own improvements to our home and building our life here. The location is a huge plus for us, being a short walk from Badock's Wood and Blaise Castle, and being practically opposite several fields and the golf course has meant plenty of green space nearby for walks. In terms of the house itself, we have put a lot of hard work and love into it, but there is definitely still a lot of scope for a new owner to improve it further and really make it their own. The driveway has space for 2-3 cars, the garden is a joy in sunny weather and the bay windows at the front make sure there's plenty of daylight. There's even Hive central heating so you can control the thermostat remotely on your phone. We love our house and we hope you'll like it too."

The property is situated on Ullswater Road, a quiet residential street of brick-built and Laing-Easiform construction houses with good sized gardens. There is plenty of open greenspaces nearby, with Badock's Wood, a popular location for dog walkers and runners nearby, as well as Blaise Castle and Horfield Common. The shops, cafés and restaurants of Henleaze and Westbury-on-Trym are a walk away, with fantastic independents including Kondi Brasserie, The White Horse and Grupo Lounge. The property is ideal for those who work at Southmead Hospital, it is a short walk to the east, the development of which has enhanced the popularity of the area, being one of the largest employers in the city. Other major areas of employment such as Airbus, Rolls-Royce and the Ministry of Defence are also close by, with many employees living in this area. The position of Southmead, in the north-west of Bristol, is also very convenient both for getting into the city centre and out to the motorway for those who regularly travel further afield. Junction 17 of the M5 is just a five-minute drive away and allows easy access to the South West, the Midlands or the South East.

Placed on Ullswater Road is this beautifully presented semi-detached home with a substantial garden, falling under Laing-Easi form construction (Non-standard concrete build). Upon entry, you are met by a spacious hallway that leads through to the first of two reception rooms. The living room is flooded with light through the large bayfront and has double doors, opening up to the dining room, to make this a fantastic space for social occasions or relaxing. The dining room flows through to the kitchen with farmhouse floor tiles, a great amount of counter space, and backsplash tiles that couple this. The first floor comprises two double bedrooms and a single room that could also be used as an office. The vendors have recently renovated the bathroom, which has been done to a high standard. To the front of the home, there is a driveway with space enough for two cars, whilst the rear garden houses a shed, a patioed area, as well as shrubs, plants and flowers that surround the lush lawn.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 19, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 16, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
