Seller Insights

“We’ve lived at Hall Barn about 15 years bringing up our children here; it’s been a wonderful family home with so much space making it perfect for holding children’s parties or having their friends over to enjoy running around and building dens.”

“The barn had been converted previously although we put in the kitchen which has solid granite worktops and an integrated Neff double oven; the Aga is run on mains gas. The door from the kitchen opens onto the rear terrace which is a very sheltered, sunny spot for a morning cup of coffee. There are French doors from the main living room onto this area too.”

“Having such thick stone and brick walls keeps the house beautifully warm in winter especially with the wood-burners blazing away, and then in summer it is so cool inside which has been great in all the heatwaves.”

“It’s really, really quiet here apart from the sounds of owls and pheasants, oh and the exciting sound and sight of the Red Arrows as they fly overhead! There are also muntjac deer and squirrels in the garden – it’s nice to be so close to nature. Far End is a no through road so there is very little traffic and the garden is completely enclosed with a high wall around the front so very safe and secure for children and dogs.”

“We get the afternoon and evening sun on the front of the barn with the second sitting room benefitting the glazing in the old barn doors where French doors open onto the garden – we see amazing sunsets from there. And there is no light pollution so the stars shine incredibly brightly!”

“The neighbours are all really kind and friendly, they will always go the extra mile for you, and at Christmas there is usually a chance for everyone to get together. It’s also a great place for walking as we are right on the Viking Way with views over the Cliff which provides lovely dog walks in both directions, either to Navenby or to Coleby to the north.”

Location

Boothby Graffoe is a small, historic Cliff village with spectacular views over the Trent Valley, largely made up of pretty, stone dwellings with a mid-19th century church of St. Andrew on the outskirts by the Lincoln road, the route of the old Roman road, Ermine Street. Some wonderful country walks along the Lincoln Cliff include The Viking Way, a long distance trail running nearly 150 miles between the Humber Bridge in North Lincolnshire and Oakham in Rutland. Within walking distance of both neighbouring villages Coleby and Navenby, a popular pub, The Tempest, is in Coleby 1.5 miles north whilst Navenby, a mile south, is home to a comprehensive range of facilities including a Co-op and several family-run shops and businesses such as award-winning Welbourne’s Bakery which is one of the longest standing artisanal bakeries in the county. There are also two pubs, The Lion & Royal and The King’s Head, as well as the popular Macy’s Brasserie. Mrs. Smith’s Cottage is a charming museum in the village illustrating a century of rural Lincolnshire life.

The beautiful cathedral city of Lincoln 9 miles north (about 15 mins) and the historic market town of Newark 15 miles southwest (about 20 mins) provide a wider range of shopping, eating, and cultural amenities and have mainline rail connections. Boothby Graffoe is within easy reach of the A15 (2 miles), A46 (11 miles), and the A1 (6 miles), allowing for quick connections both locally and across the country. A direct mainline train service to London King’s Cross can be accessed from Newark (fast train journey of 82 mins), or Grantham, a half hour drive (62 mins) whilst there are regular bus services to Lincoln, Newark and Grantham.
