Description

35 Lade Braes is a mid-terrace Victorian cottage. It is built of stone under a pitched slate roof with a front garden and a back yard. The property was fully renovated by the previous owner in the early 2000's and has been further upgraded by the current owners in the last 6 months.

The accommodation is arranged over two floors. Outer storm doors and a half glazed inner door give access to a corridor with a wooden floor. Off this is a bedroom (or a second reception room) with a south facing bay window overlooking the garden. The sitting room has a window overlooking the back yard and a fireplace with a coal effect gas fire. This connects to the kitchen which has fitted floor and wall cupboards, a cooker with gas hob, fridge, freezer and washer dryer. There is a half glazed door to the back yard.

Upstairs there is a shower room off a back landing with a cupboard containing the central heating boiler. The principal bedroom is south facing with a dormer window. There is a third bedroom to the rear.

In front of the house is a garden or front yard which is gravelled with a path to the front door. To the rear is an L shaped gravelled yard which has space for a table for outside dining. There is a right of access behind the neighbour’s house to use the gate onto Bridge Street.

HMO / Short Term Let Licence:
35 Lade Braes has an HMO licence. The sellers have also obtained a Short Term Let licence.

Location

35 Lades Brae is set off a footpath just outside the historic centre of St Andrews. It is close to the West Port which is the arched gateway into South Street built in 1587 as a monumental entrance to St Andrews.

The house is therefore well placed for access to the town centre with all its bars and restaurants and the University. It is also within easy reach of the Royal and Ancient Golf Club, the world-famous Old Course and the West Sands beach.

St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St Andrews Links Trust, including the world-famous Old Course which played host to the 150th Open Championship in 2022. There are many other golf courses nearby, including The Duke’s Course, two courses at Fairmont St Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre. Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.

Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 24, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 6, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
