Description
Dating back to circa 1846, Suttill House is a striking stone-built property situated in arguably one of the most picturesque parts of North Yorkshire. The property benefits from a beautiful one bedroom annex and shepherds hut, currently run as successful holiday lets. In addition there are a variety of stone-built outbuildings and a four acre paddock.
This impressive property has undergone a meticulous renovation by the present and previous owners and is now presented in immaculate condition whilst still retaining an abundance of charming period features. Positioned in an elevated location, every window in the property enjoys its own unique countryside view.
The main residence has a well-designed layout with a superb open-plan kitchen-dining room, a separate sitting room and generous utility room with a door leading directly outside. Ascending the stairs to the first floor there are three bedrooms and a house bathroom, all enjoying elevated views across the beautiful Nidderdale countryside.
The wonderful stone-built annex pre-dates the main residence and was built as a house for the original owner. It has now been converted into a fantastic holiday cottage with open-plan kitchen-dining room, bathroom and mezzanine bedroom.
There are a series of outbuildings, totaling just under 1,500 square feet which have potential for conversion, subject to the usual permissions. Beyond the outbuildings there is a fenced four acre paddock.
The property is encompassed by a pretty, low-maintenance lawned garden with well-stocked borders, surrounded by a dry stone wall. In addition the original garage has been converted into a home office, with electric and bi-fold doors, this room would work equally well as a garden room for entertaining.
Location
Suttill House sits in the picturesque hamlet of Stean, home of the famous Howe Stean Gorge. The Hamlet sits next to the village of Middlesmoor, a thriving North Yorkshire Hill village with an early 19th century public house and church.
Lofthouses (just over one mile) is an idyllic upper Dales village dating from the 13th century; the village has a surprisingly good range of services for its size, including a pub/hotel, village hall and chapel. There is a large range of shops and services which can be found in the nearby market town of Pately Bridge, including a secondary school, doctors surgery, supermarket, swimming pool, theatre and numerous local shops and restaurants.
The well know spa town of Harrogate is approximately 19 miles away and the larger city and commercial centre of Leeds around 32 miles away, both with a rail link to London.
The local area is home to some fabulous hiking and cycling routes, fishing and country pursuits, a real escape to the country.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
