A Charming Grade II Listed Three Bedroom Character House Situated on the Historic Church Lane in Ledbury, Herefordshire.

Sitting Room – Kitchen/Diner Cellar Three Double Bedrooms Main Bedroom with Ensuite Bathroom Separate Shower Room Small Courtyard

Church Lane in Ledbury is one of Herefordshire's most famous streets. The historic cobbled lane leads from the black and white market house on Ledbury high street to St Michael & All Angels church. The lane has some of the oldest buildings in Ledbury, many dating back to 1600. To wander up church lane, is to step back in time. The lane comprises a mixture of private homes, a gallery, museums, Ledbury town council offices, a cafe, restaurant and public house.

Ivy Cottage is situated about half way along the lane, next door to the Butchers Row House museum and opposite the historic Prince of Wales public house. Believed to be approximately 400 years old; inevitably most of its early history is undocumented, but records suggest in its time it has been an ale house called Jolly Crispen, and simultaneously a cobblers shop. Constructed of a timber frame with brick infills and rough cast render of the front, it has a clay tiled roof. There is a pretty oriel bay window to the first floor, an original panelled shop window at the front, and a part glazed front door with pediment above. The accommodation is arranged over three floors plus a cellar. The living accommodation is arranged over the ground floor, with the bedrooms and bathrooms on the first and second floors.

Ledbury is steeped in history and is home to the renowned poetry festival. The town offers an abundance of facilities including a primary and secondary school, cottage hospital, market theatre, church, leisure facilities, supermarkets and a plethora of independent shops. Ledbury also benefits from excellent rail links to London Paddington and Birmingham New Street. There is also easy access to the motorway network via junction 2 of the M50, just four miles south of Ledbury. The cathedral cities of Hereford (15 miles), Worcester (16 miles) and Gloucester (16 miles) and the town of Cheltenham (28 miles) are all within easy commuting distance.

Ivy Cottage is approached via a cobbled lane and can be found next door to the Butcher Row House Museum.

The property is entered through the front door into the sitting room with gas coal effect fire. This leads to the kitchen/dining room which benefits from fitted kitchen with oven, hob, sink and fridge and Jotul wood burning stove. Stairs lead down to the cellar. Stairs lead up to the main bedroom with ensuite and further bedroom. Stairs lead up again to the shower room, bedroom and storage under the eaves.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 23, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
