ACCOMMODATION If you're looking for a slice of Village Life and a beautifully presented Three Bedroom Barn Conversion with a lovely Garden and Countryside Views - then 'Windward' is definitely the property for you!

Windward is set in an attractive, small development of barn conversions with a large central courtyard where you'll find the Garage and the communal parking. A gate opens to the landscaped gravel courtyard with a pathway leading to the front door which, in turn, opens to the welcoming Reception Hall which sets the tone for quality and space on offer including exposed beams, ceiling spotlights and underfloor heating which runs throughout the ground floor.

The Hall has a smart tiled floor and a glass balustrade to the staircase allowing light to flood in through the skylights on the Landing. Off the Hall is the Cloakroom/WC and to your right French doors open to the spacious Living Room with a feature brick fireplace that currently houses an electric log burner-style fire and has French doors out to the composite decking area and Garden beyond.

Returning to the Hall and to your left is the impressive Dining Kitchen, where a modern Shaker-style kitchen complements the tradition and charm of this lovely home. It has the same tiled flooring as the Hall, and soft green kitchen units and central breakfast bar island, double Belfast sink with hot water tap, integrated dish washer, washing machine, space for a large American-style fridge freezer, an electric Fisher & Paykel 5-burner range with extractor fan over, and a larder cupboard. The central island/breakfast bar has saucepan drawers and there's ample space for your dining table, and a part-glazed stable door leading out to the courtyard.

To the first floor, the accommodation is set around the L-Shaped Landing and the sense of space continues as all the rooms have high vaulted ceilings, skylights, beams and ceiling spotlights. The Principal Bedroom is a very generous room with two beautiful circular windows with feature sliding shutters, a stained glass window set high in the eaves and an En Suite Shower Room with walk-in shower. Bedroom Two is another generous double bedroom with fitted wardrobes and high storage to the eaves and laminate flooring. Bedroom Three is a small double room with a feature round window and high storage cupboard to the eaves. Completing the accommodation is the Bathroom which has a bath with shower over, hand wash basin and WC.

A real feature of this lovely barn conversion is the generous, mature Garden that has a large central lawn with mature herbaceous and rose flower beds, a greenhouse, garden shed, composite deck entertaining area and a kitchen garden with raised beds with a farm-style gate giving you wonderful countryside views.

This really is a very special barn conversion and is going to be popular - so please call the team at our Market Drayton office to arrange a viewing.

SERVICES We are advised that mains electricity, LPG central heating, septic tank drainage and bore hole water are available. The LPG tank is set under the front courtyard and the vendors request that it's topped up by the supplier when the level gets below 20%. The septic tank is situated in the field beyond the barn's garden, and this field is owned by Eaton Court Barn No 6 and the cost (approx. £30 per month) of maintaining it and the waste pipe going down to the septic tank is shared by all the barns.

The central courtyard parking area is classed as private to the development, and if new stone or other maintenance is required, this is shared between the barns.

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 5, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 17, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
