THE PROPERTY
The Grain Store (also known as Barn 5) is for sale for the first time having recently been granted full planning permission for demolition and replacement with a new sustainably built barn-style home.

The property will measure approximately 3000 square feet (including the attached double cartlodge) and will include a large open/plan kitchen living space with impressive views over its garden and the farmland beyond. The property’s four bedrooms and three bathrooms/shower rooms will be arranged over two levels with the master suite having similar views as the reception space below it and a large en-suite and dressing room.

The approved property must be built using sustainable components including natural fibre insulation, photovoltaic sheets, an air source heat pump, glulam timber and external louvres (to allow temperature control).

THE GROUNDS
The property has private south-facing grounds that total 0.85 of an acre. These have post-and-rail fencing on two sides and include a large area of grassland and a copse made up of young trees, some of which will need to be removed to allow the build to take place. The views from the garden and from the eventual dwelling will be exceptional.

THE LOCATION
Once completed, the Grain Store will be the fifth dwelling at Popes Green Farm, with three of the four other dwellings already occupied following their sales in recent years. The farm is located in a delightful rural location between the villages of Layham and Polstead Heath with the market town of Hadleigh roughly two and half miles away.

POINTS TO NOTE
Planning can be looked up on Babergh District Council’s planning portal using the reference DC/21/02929.

The property will occupy a position two meters to the southeast from the position of the existing building, (moving away from its neighbours)

Power is already connected to the barn. A water supply also reaches the property but a meter will need to be installed.

The build must commence before the 27th May 2025.

Pylon lines run 130m to the north of the property although they will be entirely screened from the house (which has a southerly aspect) and will only be partially noticeable from part of the garden.
