There is no up front fee. You will be required to pay a Holding Deposit of £100 whilst we carry out referencing and right to rent checks.
Once received, we will set the property to Let Agreed and not show anyone else around whilst we are considering your application. We will have 15 days to take references and commence the tenancy, although this can be extended by mutual, written agreement.
The Holding Deposit is refundable in full unless you fail a Right to Rent check, regardless of when the deposit was accepted, you provide false or misleading information to the landlord or letting agent, you notify the landlord or letting agent before the deadline for agreement that you have decided not to enter into a tenancy agreement, or you fail to take all reasonable steps to enter into a tenancy agreement within the 15 day period. In these circumstances, the deposit will be forfeit.
Once we have satisfactory references, we will give all the details to the Landlord who will confirm if he is happy for a tenancy to commence, at which point we will contact you to arrange signing the tenancy. On signing a tenancy, you need to pay the first month's rent and deposit in cleared funds on the day of signing (i.e. cash, banker's draft or via bank transfer, as long as the transfer is a guaranteed payment that cannot be cancelled). once the tenancy has proceeded, we will refund the holding deposit to you, unless you are happy for this to be used towards the above payment due.
Fees during the Tenancy:
There is a charge of £50 including vat that can be made to recover the reasonable costs that have incurred as a result of replacing a lost key or security device which has been lost/damaged by the tenant.
If the tenant wishes to change any details on the tenancy agreement there is a charge of £50 including vat.
There is also a charge of 3% above Bank of England base rate in interest on the late payment of rent. chargeable for the day it was due to the day it is paid.
Any breach of contract where there is any financial loss by the Landlord can be charged to the Tenant during the tenancy or from the deposit after the tenancy has finished.
Pigott and Hall are members of ARLA PROPERTYMARK and belong to the PROPERTYMARK CMP (Client's Money Protection Scheme) and to TPO (The Property Ombudsman) redress scheme. Please note however that, as indicated above, we are instructed only to find tenants for the Landlord who manages the property themself and our membership of these organisations does not cover you once our instruction has finished and the tenancy has commenced, except where we continue to hold the deposit.
