Directions
From Penrith, take Salkeld Road heading North, then turn right onto the B6413 and continue through the villages of Lazonby and Kirkoswald at the T junction turn right signposted Renick, travel through the village of Renwick for approximately 1.5 miles and the entrance to the land is on your right hand side immediately upon a small wooded area. Access up the track is advised by 4x4 or on foot only.

Lotting
Lot 1 consists of 95.13 acres (38.50ha) – Guide Price £240,000.
Lot 2 consists of 227.55 acres (92.09ha) – Guide Price £455,000.
Description

Schemes
The land at Renwick Fell is subject to a Higher Tier Countryside Stewardship agreement and the buyer will be required to continue in the Scheme as a condition of the sale. The Scheme attracts an annual payment of approximately £12,550 and runs until the end of 2033 with a break point at the end of 2028.
Lot 1 (Field No 2) is managed under option UP2 “Rough grazing for birds” while Lot 2 (Field No’s 6 and 7) are entered into UP3 “Moorland management”. These options require adherence to a stocking calendar; more details can be provided on request. No stock are allowed to graze the Fell between the beginning of November and the end of March.
In addition, in Field 3, 4 and 5, there are three areas extending to 7.86 ha that have been fenced off for scrub creation. These areas need to be maintained under the CS agreement and kept stockproof.
The Buyer(s) will be required to continue with this agreement until it expires at the end of the current term. The Buyer(s) is required to indemnify the seller against any losses to the Seller resulting from the buyer failing to continue with the agreement or failing to comply with the terms and conditions of the Scheme. Potential Buyer(s) are advised to discuss any queries they may have about the Scheme with Natural England and obtain their own independent advice. The Buyer(s) must complete the relevant Transfer In forms within 90 days of the date of completion and evidence provided to us or we are able to undertake this on your behalf for a fee of £300.00 plus VAT.
