Windrush Lake is located in the heart of the Cotswold Water Park and is an immensely popular gated development of holiday homes complete with 24 hour security, fishing, floodlight tennis court and children's play areas.

Number 45 Windrush Lake is three bedroom lodge complete with two bathrooms and a magnificent view across the lake offering great potential for use as your own holiday retreat as well as generating additional income from holiday rentals throughout the year.

To the front of the lodge are parking areas on a first come, first served basis and perfectly manicured grounds surrounding the properties. This design, unlike some, has level access to the front door which leads you to an entrance lobby with space to hang your coats and pop your shoes down. There is a downstairs cloakroom with WC and access to the main living area.

To your left, as you enter, is the semi-open plan kitchen facing the front of the lodge which is a lovely bright space with white high gloss units and worktops aplenty to cook up a storm. There is a double microwave oven, an electric hob, a dishwasher, sink with waste disposal unit, a washer dryer and an integrated fridge/freezer. The living and dining area has space for a table seating 4-6 as well as a couple of sofas and armchairs to relax on in front of the TV or to take in the view from the French doors opening onto the private terrace.

Heading upstairs there are three bedrooms and a family bathroom off the landing. The master bedroom is a delight with French doors opening up to a Juliet balcony perfectly framing the view across the lake - you'll be hard pressed to find a better spot to enjoy your morning coffee. The suite is complete with a shower room with WC and space for freestanding or built in wardrobes. Bedroom two sits at the front of the lodge and will take a double bed whilst bedroom three is a popular choice to fit with bunk beds or a single bed; whichever takes your preference.

Outside the terrace is perfect for relaxing with an evening drink or outdoor dining with a BBQ on a summer's day. The original exterior timber cladding of the lodge has been replaced with composite panels which minimises maintenance and drastically improves its longevity.

Within walking distance, there are three pubs in the village of South Cerney along with an Indian restaurant, fish & chip shop, Co-Op, Onestop, post office & deli, pharmacy, hairdresser and a doctor's surgery. Across the other side of the Spine Road are the Devere Hotel & Spa, The Old Boathouse pub, 720 Pizzeria, Gateway Cafe and a lakeside bar.

Travel connections to London are a breeze with direct trains to Paddington from Kemble (78 mins) 4 miles away or Swindon (58 mins) 12.5 miles away. The A419 gives access to the M4 Jct 15 (16 miles) with easy access to the M5 whilst Cirencester is only 4 miles and Cheltenham 20 miles away.

Lodges on Windrush & Isis Lakes are designated as holiday homes and are to be used as secondary homes only. Occupancy is permitted 12 months of the year.

Broadband availability and predicted speed: obtained from Ofcom on October 25, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on October 25, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 16, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
