A 19th century converted chapel providing a luxury, characterful, waterfront bolthole.

Description

The Old Chapel provides a delightful step back in time, full of historic character with unspoilt views of the ancient riparian landscape. The property has been converted into a sumptuous retreat for two, using high quality finishes including Rationel windows, glass and stainless-steel balustrades and internal window shutters.

Descending the ramped granite path to the front door, the entrance door opens up into a porch before you step into the impressive light and airy living space, floored with high gloss, limed timber, which reflects light up to the vaulted ceiling. Ahead of you is a large window framing a breath-taking view over the medieval quay and water.

The open plan living space is divided by level changes; a mezzanine level is used for dining and provides access to a luxury bathroom with a combined bath and shower, a contemporary Twyford basin and wall mounted WC. Two white towel radiators keep the space warm and cosy. The ceiling beams continue into this space, adding character to the room. Opposite the bathroom is a large cupboard housing, the mega flow, heating system and pressure tank. It is also a useful space for storage.

Below the mezzanine level is a high-quality kitchen, fitted out with a range of French polished timber fitted under counter and wall mounted cupboards with integral appliances, including a dishwasher, Hotpoint electric cooker, AEG contemporary extractor hood, electric hob, washing machine and fridge/ freezer.

A door opens up from the kitchen area into a cosy double bedroom, with a wall of built-in wardrobes. The room is filled with light from the south facing window with more stunning views of the river.

The house has been enjoyed as a holiday home by the owners and is also a successful holiday let.

Exterior

The Old Chapel is approached via a granite ramped path to the front door.

Location

The Old Chapel is a detached property perched on the banks of the Truro River valley, at the heart of the delightful port of Malpas. This medieval village comprises around 100 houses that have settled on sheltered, south facing slopes, at the confluence of three rivers, surrounded by ancient, wooded valleys.

The area is laced with stunning, riverside walks through pine and beech woodlands, passing hidden, idyllic beaches. There is boat access to the open water via the gravel beach slip way at Malpas harbour which has recently extended its pontoons to offer water moorings as well as deep water swing moorings. The village has a very popular village inn, a quaint church, a contemporary village hall offering a good range of events and a coffee / farm shop handy for everyday victuals; the key ingredients of the quintessentially Cornish coastal village.

For the dedicated yachtsman, Malpas is the gateway to south Cornwall’s coast, offering some of the finest sailing waters in the UK. For the keen rower or kayaker, the river is often busy with a range of activities as the newly refurbished Truro Rowing club lies close by at Boscowen Park. The park also has a tennis club, cricket club and two cafes within walking distance of the property.

A 20 minute power boat trip downstream and you will discover some beautiful creeks, beaches and quays as well as wonderful waterside pubs and restaurants.
Malpas is ideal for easy access into Truro city that offers a good range of shopping, cultural, medical and schooling facilities.

From Truro station there is a main line rail service to London Paddington as well as a spur line to Falmouth. Cornwall Airport at Newquay is approximately 21 miles away and has daily return flights to London as well as other domestic and international destinations.

Directions

From Truro, approaching the property from the Trafalgar roundabout, take the Malpas road that passes the tennis club and Boscowen Park. Continue on to Sunny Corner and through the pine forest for a mile until you reach the Malpas village signpost. After 200 yards you will see the chapel on your right.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 21, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
