This superb barn conversion is one of the largest in this small and smart development. The property has been in the ownership of our clients since 2014. The highly flexible accommodation comprises of a welcoming entrance hall with adjacent, a fully tiled shower room having a double shower cubicle. The study is dual aspect and has double doors accessing the side garden and could be used as a fifth bedroom if so required. The spacious sitting room is light and airy with direct access to the rear garden and patio. From these double doors, a wonderful view over the fence along the River Lyd Valley can be enjoyed. The room has a fitted electric real flame effect fire providing a cosy ambience. There is a Belfast style sink with mixer taps and included in the sale is a Range style oven with extractor above, a dishwasher and a free-standing fridge and freezer. There is space for a dining table and chairs and a useful utility cupboard with double doors having storage space, as well as room for a washing machine and tumble dryer.

On the first floor is a feature landing with exposed beams. There are four bedrooms, all of which have stunning vaulted ceilings and replaced roof windows. The master bedroom has two built in wardrobes and a fully tiled luxury en-suite shower room/WC with a large walk in shower with soaker shower.

Out of the three remaining bedrooms two are doubles and all share use of the large fully tiled family bathroom/WC which has a large bath with shower attachment for hair washing.

There are a wealth of features throughout the property including, pigeon holes, exposed and stunning ‘A’ frame beams, solid wood internal doors and engineered wood flooring. Modern components include low voltage recessed downlighting and LPG heating with a new boiler installed in 2022 which is under floor throughout. The traditional external windows are wooden sealed unit double glazed. Many of the furniture items are available by separate negotiation.

The property has large wraparound level gardens which are well enclosed and ideal for those with pets or children to consider. The west facing patio is positioned conveniently outside of the sitting room and is the perfect place to relax during the day and evening and enjoy a meal outside during favourable weather. The grounds are mainly lawned with attractive borders full of young shrubs and bushes and in the corner is a sheltered seating area.

At the front, a gravelled driveway provides off road parking for two cars. There is outside lighting and a tap.

A short distance away is a single garage with double doors, power and light and a storage area above with retractable ladder.

Broadband availability and predicted speed: obtained from Ofcom on July 30, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on July 30, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 8, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
