Designed by the architect John Graham, it was built by Webster and Patullo, who were a well respected local firm. Principally facing south with views towards Finavon Hill, it has been thoughtfully designed with good sized reception rooms, ideal for entertaining, together with a cosy TV room, a well equipped kitchen, two downstairs bedrooms which can be used as a principal suite if wanted, together with two further bedrooms upstairs. On the lower ground floor is a splendid indoor pool, which links to the garden, again perfect for entertaining. The house was acquired by the sellers in 1999, who have since beautifully refurbished the downstairs en suite. Den of Baldoukie, enjoying a slightly elevated position, is mainly harled with a part brick facing under a slate roof, and is fully double glazed.

Gates open onto a block paved drive and parking adjacent to the house. A covered entrance opens to a hallway with a walk in under stair cupboard, and which links to the dining room with a bay window, and from where doors open to the sitting room, making a lovely entertaining space. This too has bay windows capitalising on the view, together with a fireplace with wooden mantel and fitted bookcases. On the other side of the dining room is the fully fitted kitchen which has limed oak units, desk, a central island unit and Karndean flooring. Appliances include a Jackson double oven/grill and halogen hob, double sink, two oven AGA with extractor, Beko fridge/freezer with water dispenser, further sink and NEFF dishwasher. Beyond the kitchen is the TV room and a back hall with a walk in linen cupboard. This links to a utility room with fitted units with sink, clothes pulley and plumbing for a washing machine, and also to an integral garage with auto up and over doors. Stairs lead down to the lower ground floor where there is a WC with washbasin, a changing room with shower and an indoor swimming pool with a hot tub and French doors with auto blinds linking to the garden. A boiler room houses a Worcester oil fired boiler together with heating and filtration units for the pool and gives access to an underfloor storage cellar.

Also off the hallway are the two downstairs bedrooms, which have an interlinking shower room with electric underfloor heating, washbasin and WC, and dressing room. There is a cloakroom off the hallway with a separate shower room with washbasin and WC. Upstairs, off the landing, are two further bedrooms, with bedroom 4 having built in wardrobes, and a bathroom with washbasin and WC.

Outside is an under terrace store, together with a log cabin (4.1m x 3.1m) with power, light and telephone point. The enclosed gardens have been imaginatively laid out around the house. To the south the garden is mainly lawn with shrub borders and trees. Adjacent to both the swimming pool and the sitting room are paved terraces, which are ideal for outdoor seating and dining. Above the bank behind the house is a further area of garden, which comprises lawn, while around the driveway are flower and shrub borders.

Location

Den of Baldoukie is situated just to the north of the small village of Tannadice, with views south to Finavon Hill. Tannadice is situated on the River South Esk and is conveniently placed for the A90 dual carriageway, between Forfar and Brechin, allowing easy access to both Dundee and Aberdeen. It is also well placed for other Angus towns including Kirriemuir. The countryside surrounding Tannadice is rolling agricultural land, while the Angus glens lie just to the north. Tannadice is a charming village, which is a designated Conservation Area. Primary schooling is available in the village, with secondary schooling, shopping and leisure facilities in Forfar, Kirriemuir or Brechin. Both Forfar and Brechin have new community campuses including leisure centres. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Finavon, on the A90, or at the High School of Dundee, which has a bus service from Forfar. The Drovers Inn at Memus is a well known pub/restaurant and there is a hotel, restaurant and convenience store at Finavon.
The range of outdoor pursuits available in this part of Angus is impressive. Golf courses in the area include Forfar, Kirriemuir, Edzell and Carnoustie. Salmon and sea trout fishing can be taken on the nearby rivers North and South Esk, while the Angus Glens provide some of the best hill walking in eastern Scotland and skiing at Glenshee.
The A90 links Aberdeen with Dundee and Perth, which are readily accessible. Dundee offers all the services expected of a city including renowned cultural facilities such as the V&A museum, and two universities. There are mainline railway stations at Montrose and Dundee, including a sleeper service to London. Aberdeen and Edinburgh Airports have a wide range of flights and there is a direct service from Dundee Airport to Heathrow. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.
