Property description & features
- Tenure: Freehold
- Well mixed woodland bordering the River Lym in the East Devon AONB.
Dene Wood offers the opportunity to own a secluded well-mixed woodland bordering the River Lym in the East Devon AONB.
The woodland itself consists of mature oak, two of which are over 100 years old, hornbeam, ash, hazel, beech, spruce and the odd sycamore. Beneath the canopy, a diverse understory of hawthorn, holly, and naturally regenerating saplings intermingle among lush ferns and vibrant bluebells. In 2011, the proprietor enriched the site by planting 140 young trees of varied species, facilitated by a grant from the International Tree Foundation. Recent larch felling has taken place at the top section of the site, there may be access to a replanting grant for the new owners to use as they wish.
The woodland is situated on a gentle slope, with good flat areas along the river, ideal for setting up camp in the summer months. There is also a compost loo and useful shelter in place for rainy days, though they may benefit from some refurbishment.
Wildlife in the woodland is wide-ranging and includes deer, badgers and a variety of birdlife and an otter has even been spotted in the river.
Situated just a few miles from Lyme Regis and the Jurassic coastline, Dene Wood is ideally placed for local adventures. The nearby market town of Axminster offers a range of conveniences, including shops, restaurants, and the Axe Valley Wildlife Park, catering to families with young children. The Hunters Lodge pub is also within walking distance from the woodland.
Ward is Trinity and the County Council is Devon

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
