  • Dorset long house
  • Holiday cottage with good income
  • 1 bed annexe
  • Stunning gardens & grounds
A superb Grade II* listed Dorset longhouse which has recently been completely renovated, with a one bedroomed annexe, and very successful two bedroomed holiday let cottage, with absolutely delightful gardens and grounds. In all just under 3 acres.

THE PROPERTY
Tucked away down a single lane on the edge of the most picturesque and popular village of Walditch, this is a truly magical property. Originally a classic Dorset longhouse, and Grade II* listed of architectural and historical importance, first glimpses are most impressive with its hugely attractive façade constructed of Ham stone and part rendered under a pitched tiled roof. On first entering the property there is a real sense of charm and space, and it is immediately obvious that the property has recently undergone a fastidious and very clever programme of works, and it is almost impossible not to smile when entering every room in this fabulous home. It is now a perfect juxtaposition of old and new, with many rooms in the house overlooking the delightful gardens and grounds.
There are many rooms in the house worth a special mention, including the superb and very good-sized kitchen, incorporating a number of wall and base units and plenty of room for a breakfast table. The kitchen takes full advantage of the property's position with stunning views over the gardens. Alongside the kitchen is also a large utility room and cloakroom.
A fantastic snug sits alongside the kitchen, which would also make a perfect dining room, with beautiful wooden flooring and an large inglenook fireplace with a woodburning stove. In the middle of the property is a large hall with a woodburning stove, and boot cupboard. The drawing room situated on the other side of the hall is quite simply 'as good as it gets,' perfectly proportioned and ideal for entertaining on a large scale. There is also a central stone fireplace, window seat, and beautiful exposed beams, again a perfect blend of old and new.
At the far end of the property is a superb one bedroomed annexe with a large open plan sitting and kitchen area, and beautiful double bedroom and bathroom on the first floor. This would be ideal for elderly relatives or guests.
The principal bedrooms are situated on the first floor, with three bedrooms including a superb master bedroom with an en suite shower room. There is also a family bathroom.
Berry Farm Cottage sits next to the main property and has been run as a very successfully holiday let by the present owners. It is easily far enough away not to encroach on the main house and is absolutely charming. It has its own gravelled parking for a number of cars, and a delightful and very private garden, ideal for children and animals, and even with its own private playhouse known as The Croft, lovingly built by the current owners. The cottage is immaculately presented and is it not hard to see why it is so popular with guests returning year after year, with its own double bedroom and shower room and truly exceptional first floor open plan kitchen and sitting area. There is also a further double bedroom and shower room. This cottage is utterly superb!

OUTSIDE
The main property is approached via a wooden gate with plenty of gravelled parking for ample cars. The gardens are truly delightful and have been landscaped with an enormous amount of care and attention to detail. There is a paved terrace ideal for al fresco dining, an ornamental pond and fountain, and a number of places to sit and take in the full splendour. A true utopia for children and animals, and a fantastic place to entertain on a nice summer's day. There is a large lawned area, and wooded area ideal for morning walks with the dog. This is bordered by a stream which meanders through the bottom of the garden. There is a large studio/workshop and poly tunnel. In all approximately 2.8 acres.
All in all, this is a truly wonderful property in an idyllic yet very convenient location.

LOCATION
The pretty conservation village of Walditch is predominantly made up of period stone and thatched cottages with a picturesque church, village green, village hall hosting a variety of clubs and community activities and children's play area. It also boasts a real tennis court on the site of which Henry VII played during his visits to the area.
With easy access to numerous walks in the shallow and lightly wooded AONB in which it lies, the village is also just 2.5 miles to the Jurassic coast at West Bay, with its extensive network of coastal and bridle paths.
Walditch is conveniently situated just 1.2 miles to the east of the vibrant and popular market town of Bridport, which retains an excellent number of independent shops and restaurants and a thriving street market held on Saturdays and Wednesdays, along with an interesting vintage quarter. There is also a good Cottage Hospital, a large Medical Centre, popular Leisure Centre, a successful Arts Centre and a number of independent festivals involving the Arts which are held throughout the year. Several supermarkets, including Waitrose, are also in the town.
Within convenient driving distance is the County Town of Dorchester which has an excellent range of facilities including shops, restaurants, public houses, supermarkets including a Waitrose and Tesco and Dorchester County Hospital. Also worth a mention is the vibrant development at Brewery Square with its cinema, bars, restaurants and leading shops.
