Description
Situated on Lock Island in the centre of Marlow, an island accessible on foot by the lock gates, this detached home offers a fantastic opportunity to obtain a property in one of the town's most magical settings. Fantastically private with privileged access to the river via its own mooring and wide riverbank, the property is one of just a small number and has lovely southerly views over the water, countryside and the magnificent properties on the opposite bank of the Thames.
Furthermore the property has a detached garage and driveway, with light and power, so that the island lifestyle setting retains its convenience of parking within the town centre.
Originally built in the 1970s with an elevated position, the generously proportioned spaces for entertaining and a flexible floor plan allow for a variety of options for bedrooms and living areas. The house offers a fantastic opportunity for improvement, with scope to remodel or simply decorate to suit the needs and tastes of the new owner. Some of the original homes on the island have been subjected to greater alteration with some entirely rebuilt in recent times.
A further highlight is the substantial detached boat house, which has a mooring below and a first-floor space currently used as an office.
The current layout comprises an internal hallway leading to a kitchen/breakfast room with adjoining utility room and snug, a formal dining room, sitting room and sun room. The bedrooms are located together and include a large double with access to the sun room which could make an additional reception room, a bedroom with en suite shower room and a further double. There’s a family bathroom and a separate cloakroom with WC.
Outside
The Rosary is set within picturesque riverside gardens which lead directly down to the river, offering a mooring and captivating views over the water. As there is no vehicular access to Lock Island, the property’s parking area is situated on Mill Road and includes space for a number of cars and a double garage with electric doors. A pedestrian path leads across the island to the house, which is surrounded by mature gardens featuring tall trees affording excellent privacy, and several well-established flowerbeds. The timber boat house is situated over the water, making the house ideal for keen sailors.
A second private walled garden is set facing inward to the island providing a welcome private space for entertaining, as well as space for a greenhouse.
Location
Lock Island is a small pretty island on the river Thames, in the centre of Marlow, just downstream from the iconic suspension bridge. The island is set between the lock stream and the weir pool. Situated on the downstream side of the weir, there is easy access to the long and sweeping flow of the Thames all the way down to Cookham and through to Boulters Lock in Maidenhead. This area is particularly regarded for its sailing due to the wide sweeping curves of the river around Winter Hill, with the sailing club at Bourne End within a mile.
Marlow town offers a superb range of retailers, with an eclectic mix of local independent and national names. There are numerous bars, cafes and restaurants dotted around the town offering destinations for any occasion. The town itself is situated on the banks of the river Thames and the Thames Path follows the river through the town.
Just outside Marlow, the area opens out to glorious rolling countryside and a designated Area of Outstanding Natural Beauty. Outdoor pursuits are numerous, as are golf, football, cricket and rugby clubs.
Being a popular location for young families, Marlow offers numerous schooling ranging from prep schools to secondary schools, such as Sir William Borlase’s Grammar School and Great Marlow School.
For commuters, the town has a train station to Paddington (via Maidenhead, with the new Elizabeth Line operating), with fast trains also accessible from High Wycombe providing a 25-minute journey into London Marylebone. The M40/M4 motorways are accessed from the A404 which passes the town.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 7, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on April 30, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
