You'll be located on one of Walthamstow’s most sought after turnings, sandwiched in between Lloyd Park and Walthamstow Central with access to the Victoria Line being under half a mile away along with the Overground trains that will whisk you into London Liverpool Street in around 20 minutes. ‘Poets Corner’ is just minutes away, a highly sought after alternative to Walthamstow Village, where the variety of boutique style shops, cafes, pubs and restaurants offer all of the benefits of Orford Road, but without the hefty price tag for the privilege. Whether it be a pizza at Yard Sale, a drink or two in The Bell or some street food from the weekend farmers market which is held in the grounds of the William Morris Gallery, you’ll never be lost for options, and we’d highly recommend a stroll through Lloyd park just after which is just at the end of the street. School catchment areas are great with Winns, Hillyfield and Greenleaf primary schools being close by and make this property ideal for a growing family.

Comments from the vendor:

We have lived in Walthamstow for the bones of 8 years so have experience of the area as a couple and as a couple with a baby. There’s so much to do in both scenarios. We have made great daily use of Lloyd Park, then there are the Wetlands & canal for any longer runs or walks. Always things going on in the village especially now as a mom on maternity leave. Then there's all the events and fleas etc at Big Penny social and the Blackhorse Beer Mile only a walk away too so no excuse not to get out and see friends. Collab and Yardsale are our eatery staples and there's literally any and every service so close on Hoe Street or Walthamstow Central - the location is so handy.

Property information from this agent

Places of interest

We're an independent estate agent at the same spot in Walthamstow since 1992. We all live locally to E17 so can help clients understand what it's actually like to live here; the schools, the coffee shops, the pubs, the bus routes, you name it. It's no lie that we're very, very good at what we do, even if we say so ourselves. We have by far the most sold signs in the area — we corner a third of the market against the other 33 estate agents around us. This means that buyers, seller, landlords and tenants recognise us and keep us in mind based on our strong marketing alone. We care a lot about what we do, and we care even more about making sure that our clients are happy. So we do what it takes to make sure that they get what they want, and that they have a seamless and friendly experience with us.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
