91.15 acres (36.9 hectares) of mainly arable land in 5 fields, suitable for modern farming methods. The land has good road access and is currently mostly down to AB8, a flower rich plot mix as part of a countryside stewardship scheme. The AB8 will remain until autumn 2024, after which a winter crop is forecast to be established. This does not include field 5278 which is currently sown with spring barley. The land is classified as grade 3 and is of the Beccles 1 Series.

General Remarks and Stipulations

Method of Sale:
The property is offered for sale as a whole or in four lots by private treaty.

Exchange of Contracts and Completion:
Exchange of contracts to take place 28 days of receipt of the draft contract with a 10% deposit payable. Completion to be on 1 October.

Contract Farming Agreement:
The land is currently entered into a contract farming agreement which is due to finish on 30th September 2024.

Holdover:
The vendor and their contractor may require holdover for the harvesting and clearing of crops.

Early Entry:
The purchasers to be granted the right of early entry on the fields cleared of the 2024 harvest after exchange of contracts for cultivation and crop establishment.

Wayleaves, Easements and Rights of Way:
The property is being sold subject to and with the benefits of all rights including rights of way whether public or private, light, support, drainage, water, electricity supplies and any other rights or obligations, easements and quasi-easements and restrictive covenants and all existing and proposed wayleaves. It should be noted that a public footpath runs along the eastern boundary of field 7386 in Lot 1, and this footpath also crosses the woodland in Lot 2 on the eastern portion of parcel 6654. There is a high pressure gas main which crosses field 5278 in Lot 1 and woodland parcel 3949 in Lot 2.

Basic Payment Scheme:
The land is registered on the Rural Land Register, however no BPS entitlements are included in the sale. The vendor will receive and retain all future Basic Payment run off or de-linking payments relating to the land.

Environmental Shemes:
The land is entered into the Countryside Stewardship Scheme which is due to run until 31 December 2026.

Sporting Rights:
The sporting rights will be retained until 2nd February 2025 but are included in the sale.

Timber and Mineral Rights:
These are included in the freehold sale so far as they are owned.

Overage:
An overage will apply for 30 years with 50% of any uplift in value for any non-agricultural purposes. This will not however apply for equestrian use.

Ingoing Valuation:
It is the intention the arable fields will be left to stubble following harvest or the end of AB8 and there will be no ingoing valuation. However the vendor will reserve the right to charge for cultivations, crop husbandry, seeds, fertilisers, manure and sprays at contract and invoice cost if it is necessary to establish the 2025 harvest crop.

Anti-Money Laundering:
In accordance with the Anti-Money Laundering Regulations 2017 once an offer has been accepted the purchaser will be required to provide proof of identity and address prior to the instructions of solicitors and proof of funding.

Drainage:
Much of the land is drained and further information will be available.
