A truly impressive, 8 bedroom, country residence with additional two bedroom detached cottage. Enchanting grounds ,extending to over 5 acres and occupying a prominent position in the heart of one of Somerset’s most desirable and growing villages.

A rare opportunity to own your very own ‘country pad’ in the heart of one of the area’s most popular, up and coming villages. Whether it’s a boutique bed and breakfast or simply a dream family home, Bullen Court offers exceptional accommodation, in idyllic grounds.

In brief, the property comprises: an entrance hall, brand new orangery, formal sitting room, TV/Cinema room, Snug, Double kitchen and pantry, utility room and eight, double bedrooms.

On the ground floor, the east wing is dedicated to socialising, with two large reception rooms, which easily seat a dozen people each. Of particular note is the sumptuous new orangery, which is currently utilised as a formal dining room. It’s glass, vaulted ceiling, windows to all sides and full length bifold doors, seamlessly unite inside with out, creating a showcase reception space.

The west wing incorporates the ‘working’ area of the home including the kitchens and pantry, as well as the eighth bedroom and en suite, which have access directly onto the drive.

The first floor comprises seven, double bedrooms, three with en suite facilities, plus two additional bathrooms. Special mention must go to the divine master bedroom, with it’s huge en suite, with double shower and free standing copper bath, in the bedroom.

With a footprint of over 5,500 sq ft, this impressive home can accommodate up to twenty guests, making it ideal for entertaining or family events.

Acquired by its’, current owners in 2021, the property has undergone a complete renovation throughout, combining contemporary living with original charm and each room given its own distinct ‘personality’.

There are few properties that match the status and calibre of Bullen Court and we would consider it to be one of the principal residences in the area. Families looking for an escape to the country are highly encouraged to view as are those looking for an established, luxury business proposition.

STABLE COTTAGE
Alongside the main residence is the charming, two bedroom, Stable Cottage which
comprises a sitting room, kitchen/breakfast room, two bedrooms and a family bathroom.
Those requiring multi-generational living will find this particularly appealing, as will those looking for an additional revenue stream.

SELLER’S INSIGHTS
We fell in love with Bullen Court from the first viewing, although it was in serious need of some TLC. The Victorian period character, beautiful, mature grounds and secluded setting, ticked all the right boxes for us. Horton and Broadway offer the perfect combination of a vibrant social scene, when you want it but without the intrusive nature that some villages can bring.
The house has been a joy to live in, with different views from each of the rooms and offering plenty of space for family gatherings and parties for friends. We had the orangery added about a year ago and it has had lots of use all year round. We have been running a lifestyle business for the last two years from the property, with great success. Unfortunately, I have had some serious health issues over the past eighteen months, which mean that we are no longer able to maintain the property or business as we would want to. Therefore, we have made the decision to sell, downsize and move closer to family.

Broadway, together with its sister village of Horton support a very active local community with facilities which include a Post Office / store, primary school, excellent doctor’s surgery, village halls, churches and two popular village inns, both serving top quality food.

To the south west lie the Blackdown Hills , designated as an Area of Outstanding Natural Beauty, providing excellent opportunities for those with an interest in the great outdoors.

The larger, busy, market town of Ilminster lies less than three miles to the east, providing a range of facilities satisfying most day to day needs with a variety of shops including a Tesco superstore, which deliver to the property, as do Waitrose.

The village is well placed for access to the County town of Taunton, only 10 miles away, with its comprehensive facilities, including shops, independent and state schools, a theatre, county cricket ground, race course and mainline station, with a regular, 2 hour service, into London Paddington. Crewkerne is only 8 miles away and offers an alternative line into London Waterloo. The towns of Chard, Axminster and Yeovil are all within a short drive away and offer plenty of variety for a day trip. The South Devon coast is easily accessible for a sunny day at the beach or buying a bucket of freshly caught seafood.

Bullen Court is set back from Goose Lane along a private driveway that sweeps past the main house and around to Stable Cottage where there is extensive parking and both a double and single garage. There is also a gravel car park with parking space for up to fifteen cars.
The grounds offer plenty of privacy and are laid to a combination of formal lawns, large terrace area, mature gardens, walled-garden and even a tennis court to boot.
The gardens are further complimented by mature shrubs, trees and colourful flora.

This idyllic and magical setting is a joy for child’s play, a haven for keen gardeners and perfect for alfresco dining and hosting summer soirees. The remainder of the grounds are made up of a paddock, of approximately 3.2 acres, to which there is access from Paulls Lane. This is suitable for keeping various animals, including sheep, cattle or horses. There is a thin strip of woodland, framing the paddock, which forms the boundary of the property.
