Description

The Old School House is an extraordinary award winning Grade II Listed property that blends historic charm with modern luxury. The third baronet of the Shadwell Estate followed the Victorian tradition of embellishing the local church, and endowing the estate with a school in 1872 after the Education Act of 1870. The house is built of brick and flint under pitched tiled roofs. There are numerous original features throughout the property from the school bell to the Aga kitchen, every detail has been thoughtfully preserved and restored.

The property is entered through a handsome oak studded door in to an entrance hall with a handcrafted oak staircase, tiled floors throughout the ground floor, cloakroom, utility and door through to the rear terrace. The dining room benefits from a triple aspect making this room light and bright with an open fireplace and two sets of oak doors out on to the rear terrace and garden. One the opposite side of the entrance hall lies the Aga kitchen/breakfast room which has a bespoke kitchen fitted with granite and oak worktops. The Aga is an electric four door Aga set within a limestone chimney breast. There is also a separate Miele oven and built in dishwasher and large fridge/freezer. The library is a charming, cosy room with fitted, handmade bookcases and a Victorian cast iron fireplace. The drawing room, original school room, is of particular note with its incredibly impressive original vaulted roof, brick fireplace and triple aspect with a feature arched window allows this room to be filled with light and offers lovely views to the front and rear of the property. Another handcrafted oak staircase, matching the one in the entrance hall rises to the first floor. The study/office is accessed via the library and the original entrance porch and has a charming fireplace and fitted bookcases.

The floor floor accommodation comprises a spacious principal bedroom with a triple aspect and views over the surrounding countryside also boasting a carved vaulted veiling and en suite wet room with Duravit sanitary ware. There are a further three double bedrooms and a family bathroom.

Outside
The property is situated in an idyllic elevated position overlooking the attractive village green and lies just North of the River Little Ouse. There is gated access to the large gravel driveway providing parking for several vehicles and further parking provided by the double cart lodge with an electric charging point. The cart lodge has a room above which could be used as an office. The rear of the property can be accessed via a separate five bar gate located to the other side of the property with gravel path leading to the terrace and gardens. The rear grounds are excellently landscaped and include a generous terrace perfect for al fresco dining with a water feature, water rill and surrounded by mature plants including roses, foxgloves, poppies, irises, hollyhocks and grasses. To the side of the house there are raised vegetable beds. The gardens beyond the terrace are mainly laid to lawn surrounded by mature trees offering a high degree of privacy and seclusion. There is also a greenhouse and shed within the garden.

Location

Rushford is a small village in the English county of Norfolk. It is situated on the north bank of the River Little Ouse approximately three miles east of the town of Thetford and 15 miles north east of the popular market town of Bury St Edmunds. The river forms the boundary between Norfolk and Suffolk and until 1894, Rushford was in both counties. The Rushford Estate is situated south of the river and thus lies in Suffolk set in beautiful unspoilt countryside. It has a long, distinguished history and was once owned by Edmond Gonville, the Rector of Rushford between 1326 and 1342 and founder of Gonville & Caius College at Cambridge University.
