Location
Alder Close is set in the centre of the idyllic village of Walford. Across the road, there sits Walford Nursery and Primary School – which has attained a 'good' Ofsted grade and, in 2021, was ranked within the top 100 primaries in the country according to The Times newspaper. Also within Walford, there is The Mill Race; a family-run restaurant, plus a village hall.
Walford lies approximately two miles south of Ross-on-Wye, a picturesque market town which offers an assortment of shops and independently owned boutiques, a range of restaurants, welcoming pubs, various leisure facilities, plus a network of countryside and riverside walks.

Seller's insight
We moved here from an Oxfordshire village and it was the best decision we ever made. What we love is:
• The kitchen/dining/living space with views across our lovely garden and the paddocks and fields
• The peace and tranquility of the countryside
• Garden visits from pheasants, owls and all manner of wild birds. And visiting deer in the fields
• Many public footpaths on our doorstep, the Wye Valley trail and only 15 minutes from the Forest of Dean.
• Walford is a lovely village and the neighbouring small market town of Ross-on-Wye full of independent shops
• Our favourite cafe, Hen & Dot, with a terrace overlooking the river Wye and views to Goodrich castle
All of this and we have full fibre 900mbps broadband and great transport connections with the M50/M5 or 10 minutes from Wales, or 1 hour from Bristol.
Now we have discovered Herefordshire we will be staying, it has everything we want.

The home at a glance
2 Alder Close is tucked away in the far corner of a cul-de-sac. A bijou front garden, which is planted with a variety of shrubs and flowers, gives a pleasing first impression and, in terms of parking arrangements, there is a driveway plus an integral garage.
The entrance, which is sheltered beneath a canopied porch, leads into a reception hall, which is streamed with plenty of light. On the right-hand side, there is a study and, to the left, a set of double glass doors lead into a sizeable sitting room, which includes a feature fireplace. At the far end, another set of double glass doors leads into the open-plan living space. Plenty of natural light pours into this grand expanse through wall-to-wall windows which exhibit a delightful view of the rear garden, as well as the surrounding paddocks and farmland. The kitchen, sourced from Wren, includes chic cream high-gloss rouned-edged units, glass display cabinets, and an integrated 'Bosch' microwave plus a 'Bosch' double oven. An L-shaped central island offers plenty of additional storage space, a 1 + 1/2 sink with mixer tap, an induction hob with extractor hood and a 'Bosch' integrated dishwasher. It is worth noting that there is also space for an American-style fridge/freezer. In the far corner of the kitchen, there is a utility room which houses the recently-fitted boiler and consumer unit, and also gives space and plumbing for a washing machine.
Also found on this level of the property is a cloakroom, next door to the staircase which leads up to a galleried landing.
Of the four bedrooms, the master is fitted with two sets of built-in wardrobes and also includes an en-suite shower room. The second bedroom carries excellent elevated views over the garden and surrounding countryside and is also fitted with built-in wardrobes. The two smaller bedrooms are both presently utilised as home offices. Of these, one also exhibits the rear garden beautifully and has space to accommodate a double bed. The other showcases the wooded hills beyond the primary school and would have enough space for a single bed.
The family bathroom is fitted with a bath, separate walk-in shower, WC and vanity unit. There is also a substantial airing cupboard.
Outside, a path leads the whole way around the home. The doors in the open-plan zone lead to a flagstone patio in the sun-trap rear garden. An archway, adorned with climbing flowers, acts as a marker to create a second "room" - and, in the far corner, there is a shed plus a raised bed fruit and vegetable patch, which produces raspberries, lettuce and runner beans.
